THE PLOT We are pleased to offer the opportunity to acquire a site in the heart of Stroud's town centre, which has the benefit of detailed planning permission for 12 town houses to be constructed.

The extent of the site is shown edged in red upon the OS plan within these sales particulars, strictly for identification purposes only, which amounts to 0.47 acres. It enjoys direct access onto Church Street, which is an adopted highway.

There are a number of buildings on the site including a meeting hall, cottages and garage/store, all of which will require to be demolished prior to redevelopment of the site.

The development will consist of the following -

Plots 1 - 6:
3 storey terrace each having 4 bedrooms, 2 bathrooms with single garage and parking space. 121 sq.m / 1,300 sq.ft.

Plots 7 - 11:
3 storey terrace each having 4 bedrooms, 2 bathrooms with parking space. 106 sq.m / 1,140 sq.ft.

Plot 12:
End of terrace 4 bedrooms, 2 bathrooms with parking space. 126 sq.m / 1,350 sq.ft.

DIRECTIONS When approaching Stroud upon the A419 from Cirencester, having crossed the roundabout with Waitrose supermarket on your left, at the next roundabout bear right into Cornhill, where Stroud's Court buildings will be found on the left-hand side. Then take the first left into Ryeleaze Road, which after about 100 metres ends in a T-junction with Church Street and Brickrow. The site is immediately in front of you identified by the agent's sale board.

VIEWINGS The site is secured, although its general location may be seen at any time. We will be arranging open view times as follows:

1. Tuesday 25th June 2019 - 10:00 am - 11:00 am

2. Wednesday 3rd July 2019 - 4:00 pm to 5:00 pm

LOCATION The site is to be found very close to Stroud's town centre, where there is a good range of retail and commercial facilities, as well as car parks. The town's mainline railway station is within walking distance. This is an area of mixed commercial and residential properties.

In this central location we would anticipate a good level of demand for the eventual houses from both owner/occupiers and tenants.

LOCATION We are informed that the vendor enjoys freehold title to the former Gospel Hall and its car park and access road. They hold an option in respect of numbers 1, 2 and 3 Brickrow and the garage/store fronting Church Street.

We are informed that all mains services are connected to the existing buildings on the site, but interested parties should address any specific enquiries to the relevant service providers.
