Location

Hatchford End enjoys a prime position on the edge of the hamlet of Hatchford, just south-west of Cobham, and borders a Special Protection Area. Despite being wonderfully rural and private, it is easily accessible to the main arterial routes and airports. The area has exceptional road and rail communications including the A3, which is less than half a mile and the M25 (J10 – 3 miles by road). Heathrow is approximately 16 miles and Gatwick is less than 30 miles. Effingham train station, which offers services to London Waterloo in 44 minutes, is approximately 2 miles, making this location perfect for commuting to London.

Ripley & Cobham villages are each less than 3 miles away offering a range
of independent shops, boutiques and restaurants. The county town of Guildford has more extensive shopping and is approximately 9 miles.

There is a variety of local pubs including the renowned Black Swan at Ockham. The surrounding land is managed by the Surrey Wildlife Trust (owned by the Surrey County Council), which includes the adjacent Wisley Common and Semaphore Tower and lake which provides hundreds of acres of excellent riding and hacking countryside on the doorstep. RHS Gardens Wisley, Wisley Golf Club and Chatley Heath are approximately 1 mile away (as the crow flies).

Sporting and recreational facilities are widely available, including racing at Epsom and Sandown and Polo is available at Guards Polo Club, Hurtwood Park and the Royal County of Berkshire Polo Club. Many of the South East’s most famous and high quality golf courses are nearby, including Wisley, Sunningdale, Wentworth, St Georges Hill and the RAC Country Club.

There are many outstanding and well regarded schools in the area such as St. George’s at Weybridge, Parkside, ACS International, Reeds, and Feltonfleet in Cobham, The Dutch School at Woking, RGS Guildford, Guildford High School and Charterhouse in Godalming. Other very good schools in the area include Danes Hill School and Downsend School.

Description

Hatchford End is a magnificent 18th century brick and flint country house which has been sensitively extended over the years. The property is accessed via a private drive and is well positioned within its land to take advantage of the views over the gardens. Unusually, for a building of this age and stature, it is not listed. The original part of the house was built in 1752 and later extensions were added in the 20th century. The current owners have renovated and refurbished the property during their ownership, reinstating many of the period style features. The front door of the property leads into the impressive entrance hall which has a Georgian fireplace. The principle reception rooms lead off the hall and all have magnificent views over the gardens. The drawing room is a well- proportioned room, typical of the Georgian era, with a centred fireplace, large windows and decorative cornicing. The second sitting room, also accessed from the hall, leads into the
delightful conservatory, which has a tiled floor and overlooks the large terrace. The formal dining room has a large bay window with uninterrupted views across the gardens. The kitchen/breakfast is sensibly located, next to the dining room, and has a utility separate utility room.

An elegant staircase leads from the hall to the first floor landing and a family bathroom. A second set of stairs lead up to the master bedroom suite, on the south side of the house, and a further bedroom, currently being used as a study. The beautifully appointed master bedroom is well proportioned and overlooks the gardens. The recently refitted en suite bathroom has a walk-in shower, bath, bidet, wc and double basin. The dressing room is lined with fitted wardrobes and shelving.

To the left of the landing there are four further bedrooms and a shower room.

The second floor accommodation comprises the guest bedroom with en suite bathroom, a further bedroom, library, bathroom and an attic playroom.

Attached to the north side of the main house is the 2/3 bedroom annexe, which provides secondary accommodation, office space and a garage. The annexe has its own front door and it can be accessed from the main house at first floor level. Please refer to the floor plan for a precise overview of the accommodation.

Outbuildings

Wisley Edge Barn, immediately opposite the main house, provides further excellent entertaining space, including a large studio room, kitchenetee, bathroom and mezzanine area.

It has a tack/store room and at the rear of the barn is a large workshop/storage building, which includes a wine store.

There is a three car garage next to the barn.

Gardens and grounds

The gated gravel driveway to the property leads up to a turning area in front of the main house. Extending to 7.8 acres, the gardens are to the south and west of the house and are mainly laid to lawn. There is a fine selection of established trees and shrubs and longer grass to the west of the gardens, which gives the setting a parkland feel. During the spring months the longer meadow grass is transformed into an
attractive field of daffodils and bluebells.

There is a delightful covered walkway near the tennis court leading to an orchard area. Across the length of the south of the main house is an extensive terrace with swimming pool and separate paved area providing an ideal space for outdoor entertaining.

Square Footage: 10,639 sq ft
Acreage: 8 Acres
