LOCATION
Steepleton Lodge Farm is located in a private position between the popular Northamptonshire villages of East and West Haddon, just 6 miles north-west of Northampton. Its central position within the UK enables superb connectivity by rail, road and the Midlands airports. Trains to London are available from both Northampton and Market Harborough and take about an hour to Euston and St Pancras International respectively. The Midland road network is easily accessed with the M1 at junction 18 just 6 miles away and the M6 just 10 miles away.

There are many good schools available locally including preparatory schools at Spratton Hall and Maidwell Hall, private schooling at Rugby, Northampton High School, Northampton Grammar School and Wellingborough School.

There are a number of sporting and recreational options in the area which include hunting with the Pytchley, golf at The Northamptonshire County Golf Club at Church Brampton, fly fishing and sailing at Pitsford and Guilsborough, racing at Warwick, Stratford-upon-Avon and Towcester and motor racing at Silverstone.

THE PROPERTY
Steepleton Lodge is approached via an electric gate and a long driveway which passes through parkland before arriving at the house. Steps lead up to the glass panelled French doors which open onto the hall with an Inglenook fireplace with a gas fire to the right and stairs ahead. To the left, through glass panelled doors, is a large sitting room with a triple aspect, Inglenook fireplace with a gas fire and door opening onto the garden. Across the hall, passing a cloakroom adjacent to the stairs, is the kitchen which is of Smallbone design and fit and has a gas-fired Aga, central island and bespoke units with granite worktops and a breakfast area and with French doors opening onto the garden. Beyond the kitchen is a vaulted dining room with a sun room running adjacent along its length and a central fireplace at the far end separating a snug.

Upstairs, and on the first floor, the principal bedroom is at the southern end of the house and has a dedicated bathroom and extended dressing area. There are three other bedrooms, each with an en suite, on this floor. Stairs lead up from the landing to two further bedrooms on the second floor with a family bathroom and snug between.
Connected via the dining room snug is the leisure complex and a 22.45m x 7.93m swimming pool with an adjacent jacuzzi and a seating area within the bay window beyond. The pool is covered by CCTV. Adjacent to this is a gym with a shower, WC and changing room. Connecting the gym and pool area is a sun room with French doors opening onto a south facing balcony. Stairs lead down to a games room and sauna with the plant room behind.

To the west of the house is a large double garage beyond which is a storeroom. Behind this is a home office with a kitchenette and WC.

There are three separate apartments which form a small terrace and lie between the leisure complex and home office. Immediately adjacent to the leisure complex is a two storey flat, The Studio. This has a kitchen/reception room on the ground floor with a bedroom and bathroom above. To the west of this, and on the ground floor, there is a 1 bed flat; The Coach House. This consists of a good sized reception room, a kitchen with a breakfast area, a bedroom and a bathroom. Above the Coach House, and sitting on the same footprint, is The Hayloft, which has a bedroom, reception room, kitchen and bathroom with a landing area and is accessed via internal stairs.

LOT 2 - GROOM'S COTTAGE
Grooms Cottage is located to the north side of the drive about a 120m from the main house. It is anticipated it will be sold with the main house but if this is not the case, it will be retained by the present owner. Grooms Cottage sits within a plot of just over 0.5 acres with garden to the front with a block paved parking area and a larger private rear garden. On the siteplan, it is delineated by the blue lines. The cottage is single storey and consists of an entrance hall, kitchen, dining room, sitting room, two bedrooms and a bathroom.

OUTSIDE
From the main West Haddon Road, a stone entrance wall leads to a second post and rail gate with a cattle grid. Beyond this, an avenue of trees leads to an electric gate, which is covered by CCTV, some 200m later. Thereafter, the drive sweeps downhill through mature parkland arriving at the south west side of the house, passing a separate drive, just after Groom’s Cottage, which leads to a walled kitchen garden area with raised beds and a 4 bay carport. The main parkland, which includes mature specimen trees as well as two ponds and stabling, is situated to the west of the house with two large paddocks to the south (about 6.1 acres) and west (about 6.5 acres). To the south of the cottages, there is a dedicated parking area for tenants, which is well away from the main house. Behind the house, to the north-east, there is a grass area which could be fenced off to provide further paddock area. There are no rights of way across the property. We are advised that the property produces an annual income of just under £38,000 from the letting of three flats, one cottage, basic farm payments, grass keep and wayleaves.

Directions
From Northampton, take the A428 northwest passing Lower Harlestone, Althorp and East Haddon. Having passed the East Haddon turnings, you will see on the left a turning signposted for the B5385 and Long Buckby. Stay on the A428 and about 1.2km from this junction you will see the 4 white marker stones leading to the brick gates with stone finials of the entrance gates to Steepleton Lodge.
