The Property

Stoke Knapp Farm has been farmed by the Tolley family since 1898. The property comprises an early 18th century farmhouse listed Grade II, with golden ham stone elevations under a slate roof. The house has a wealth of original features such as mullioned windows, flagstone floors, inglenooks and chamfered beams, but is now in a poor state of repair and requires complete renovation. The house enjoys well portioned rooms with good ceiling heights and views over its own farmland. Outside to the front of the main house is a small walled garden with a larger area of former garden to the side.

Farm Buildings
To the rear of the house is the farmyard with a courtyard of mainly traditional buildings including former cow stalls, storage barn and workshop. The main range of farm buildings and yards lie beyond, including a Dutch barn with extensions, pole barn and covered yard – all buildings are now in a dilapidated condition.

The Land
The land comprises productive pasture and arable land, mainly gently sloping and primarily accessed over a hard track that winds up over Waddon Hill north of the farmstead. There was originally a further track to the east of the garden that gave access to Waddon Hill and the Stoke Abbott side of the farm, this is now overgrown. Waddon Hill Roman Hill Fort
Forms a long ridge just to the north of Dorset’s highest point (at 279 metres above sea level), Lewesdon Hill. The views from the top of Waddon Hill have to be seen to be fully appreciated, they are panoramic in all directions - to the south you can see a huge swath of Dorset coastline and to the north, Somerset. Stoke Abbott and its church look beautiful sitting at the foot of the hill. The Hill Fort is a scheduled Ancient Monument, and for good reason, as this is considered by historians the most important Roman Fort in West Dorset, thought to have been a base for the advance of the Second Roman Legion after the invasion of AD43. There is a public footpath nearby, but the actual Fort is within Stoke Knapp Farm’s private land. The site has been used for events such as weddings in the past and makes a unique event venue.
