DESCRIPTION Immaculate condition...Spacious and flexible accommodation....Fabulous gardens and countryside views. Set in a generous plot Coombe Lea comes to the market having recently undergone careful yet extensive modernisation, including complete rewiring throughout the property and now offers a huge amount to any new owner. The location really is superb, positioned centrally within the ever popular village of Compton Martin and just a stone's throw from the picturesque village duck pond. The location also lends itself perfectly for commuting to Bristol, Bath and Wells.

As soon as you arrive at the entrance to Coombe Lea the quality on offer becomes evident. During its current ownership the property has undergone extensive works to both the interior and exterior of the building which has combined to create a wonderful home where you can now simply move in and unpack.

The property is entered directly into a light and airy entrance hallway. The accommodation predominantly adopts an open plan concept which is perfect for entertaining and even better for families where space is so important.
A modern kitchen, fitted just one year ago, overlooks the gardens at the rear and is positioned conveniently next to a breakfast area. The breakfast area leads into the large sitting room which incorporates space for a dining table and also features a wonderful inset Studio Electric wall fire.

The space on offer and the flow that Coombe Lea adopts is superb and totally deceptive from the front of the property. To the other side of the bungalow there are three well sized bedrooms. The master bedroom boasts built in storage wardrobes and enjoys private views over the wonderfully maintained gardens. The master bedroom also benefits from a large en-suite shower room, fitted just one year ago! The two further bedrooms are both serviced by another immaculate family bathroom.
The outside space at Coombe Lea has been designed extremely well and as a result now offers various seating areas which include a new decked area and separate patio. The gardens are incredibly well maintained and whilst they are predominantly laid to lawn they also feature mature flower and shrub borders. The attention to detail is so good that all of the fencing and decking around the exterior of the building have been kept the same and link seamlessly.

To the front of the property there is ample off-street parking which is gated with voice controlled electric gates. Coombe Lea also features a detached garage that could, we feel, become further accommodation or even an annexe, subject to the relevant planning permissions.

We have noticed....Coombe Lea is a real one off! It is becoming increasingly rare that a bungalow of this standard comes to the market in a central village location like this. Whilst the accommodation on offer is extremely spacious there is planning consent to extend the property (

Our vendor says....The property has been completely renovated to a high specification. We love the garden which is great for entertaining. Compton Martin is a fantastic community and a very charming and friendly village.

SITUATION Compton Martin lies in the heart of the beautiful Chew Valley. It is part of a small parish with a population of just over 500; it has all the facilities generally associated with a small village such as a post office, public house, village hall and parish church. A spring rises near the village church and feeds the village duck-pond which in times gone by used to power a paper mill and ultimately flows into the River Yeo. There is a choice of schooling nearby with primary schooling in Ubley, ( and the secondary state schooling provided by Chew Valley Comprehensive ( draws people from far and wide seeking to live within its catchment area. Only seven miles to the north of the Chew Valley is the City of Bristol, the West Country's financial and business centre, whilst the charming City of Bath with its Roman origins and Georgian architectural masterpieces is under half an hour's drive to the East. On the southern side of the Mendips is the historic City of Wells, England's smallest, with its ancient Cathedral. Access to the motorway network is at Clevedon (junction 20), St. Georges (junction 21) and Edithmead (junction 22) and there is an international airport at Lulsgate and mainline railway stations at Weston-super-Mare, Yatton and Bristol.
