This substantial home known as Beaumist was originally the site of the walled garden of the nearby Trebursye Manor which is now known as Penbownder House. The property is accessed via a private lane which is owned by the property which opens into the sweeping drive serving the home exclusively. The property has been virtually re-built by the current vendors creating spacious four to five bedroom, two storey accommodation using state of the art technology with a focus on efficiency and light and airy rooms. The property has a hybrid central heating system which can be fired from either electric or logs with energy also generated via PV solar panels which are owned by the vendors.
Internally, the warmth and homely feel meets you the moment you enter the residence with an impressive entrance hall where there is a stunning floor to ceiling window. A feature of the reception hall is the turning staircase which sweeps to the first floor. The further two reception rooms consist of the snug, which like many of the ground floor rooms has an engineered oak floor and filters through into the exceptionally large sitting room which is dual aspect with bi-fold doors leading out to the gravelled terrace encapsulating the outstanding view of the gardens. The lounge also has a large wood burning stove which is set on a slate hearth with slate tiled surround warming the room through. The ground floor also incorporates a fifth bedroom/office which is a good size and can be used for either purpose, again having a favourable light southerly aspect. The exceptionally large 'L' shaped light and airy kitchen/dining room has recently been completed and consists of solid wood and granite worktops above a cream range of cupboards. The centre island unit has a Belfast sink unit. Included in the sale is an electric range oven with extractor unit above and a wine fridge. This room is perfect for large families and would we believe become the hub of the house, having space for an exceptionally large dining table and would be the perfect environment in which to entertain.
On the first floor the lovely galleried landing has access to all bedrooms. The master bedroom suite is exceptionally large and is divided into two separate areas with an area suitable for creating an en-suite bathroom if desired. There are a further three double bedrooms and a fully tiled luxurious family bathroom with a whirlpool bath and a separate shower cubicle. The first floor has plenty of natural light found through the Velux windows and there are neutral coloured fitted carpets.
The property has grounds in the region of 2.8 acres which are found at the rear and are south facing. The gravelled driveway has plenty of off road parking for a number of vehicles. There is a double garage and a selection of outbuildings including a large workshop with store rooms within. These buildings would be perfect for those who work from home or those who require plenty of storage for other purposes. The rear gardens consist of a gravelled south facing terrace which is the perfect place to dine outside during the warmer months. A few steps lead down to the main area of garden which is lawned and stocked with a variety of specimen trees.
The garden also has a decked area, wood store and pond. This area of the garden is well enclosed by a large brick wall which was the original walled garden of the large house. The rest of the grounds are made up of a large well stocked orchard and a lovely area of mature woodland which gently drops down to a small watercourse. The whole area is tranquil and a rich habitat for much wildlife.
Trebursye is a small hamlet lying a few miles West of the ancient former market town of Launceston and is made up principally of large detached properties. Closer to the property is the village of Tregadillett which has a range of facilities which include a County Primary School, Public House, Methodist Chapel and Post Office. Further comprehensive shopping, commercial and recreational facilities can be located in either Launceston (about 2 miles) or the Devon Stannary Town of Tavistock (22 miles). There are a wide range of private Schools with St Josephs (Launceston) and Mount House and Kelly College (Tavistock). Excellent transport links can be found in the Cathedral City of Exeter by road, rail and air (Exeter International Airport) which is about 43 miles distant. The Continental Ferryport and City of Plymouth is approximately 28 miles distant and has regular cross channel services to France and Spain.
From Launceston Town Centre proceed along Western Road towards Pennygillam Roundabout. Take the first left hand exit at the roundabout heading Westbound on the A30 dual carriageway towards Bodmin. Take the first exit signposted towards Tregadillett and Trebursye proceeding left at the next mini roundabout at the end of the slip road. Continue along the road taking the right hand turn into the tree lined drive of Penbownder House and then branch off to the left (which is the private lane to Beaumist) with the gravelled driveway located on the right.
