This substantial property was built in the mid 1930s of brick with part white rendered elevations and chimneys under a long sweeping roof typifying the Arts &Crafts design of this era.

The Property comprises well-proportioned accommodation, which has been sympathetically extended by the current owners both to the rear with a new garden room and upwards with the creation of second floor accommodation. With a floor area approaching 5947 sq. ft. the accommodation is extremely versatile, allowing a new owner the opportunity to personalise the space to suit their own needs.

The property is distinguished by high ceilings, arched doors and many other original features and is flooded with light by tall leaded light and replacement windows. Planned across three floors the rooms are gracious with views over the grounds from most windows and over the North Downs from the rear. Of particular note all the bedrooms have en-suite bath/shower rooms. The current owners have undertaken an extensive programme of renovation restoring the fabric of this magnificent residence.

The gardens are a particular feature of the house and well stocked with a variety of flora adding interest and a lovely setting throughout the seasons. Established hedges, mature rhododendrons and azaleas afford total privacy from neighbouring dwellings. An ample gravelled turn-around drive is set behind a large front lawn with established borders. It provides parking for multiple vehicles and serves a double garage built to the left flank.

On entering the Vestibule, this room opens out to the large Reception Hall with oak flooring and arched doors off to all main reception rooms and on to the kitchen.  The formal drawing room interconnects with the dining room with bi-folding doors, ideal for parties and gatherings.  The Drawing Room has an open fireplace and both rooms have sets of double French doors leading out onto the portico and terrace with breath taking views of the garden and countryside beyond.  The Family Room has a front aspect, fitted with gas coal burner, with original fitted display cupboards to each side and oak flooring.  There is also a study.

The fully fitted traditional oak kitchen has a central island unit, walk-in larder/pantry, Aga and space for other appliances.  Off the kitchen is a utility room, large boot room with generous storage and then access to a magnificent garden room with full height windows to three aspects, a roof lantern and two pyramid lights, all equipped with remote vent controls. This whole area benefits from underfloor heating.

A ground floor 'Annexe' provides for a self-contained room with large bedroom/living room area, en-suite shower room and a separate kitchenette area.  This room also enjoys fine views of the rear garden.
Access to the first floor is via a wide, imposing, shallow tread staircase, with half landing, leading to a large galleried landing.  This, in turn gives direct access to the four double bedrooms, all with en-suite facilities. The master suite has a bespoke fully fitted dressing room with built in 'his and hers', deep walk in wardrobes, matching fitted drawers and dressing table and an en-suite bath and shower room.  The two, excellent sized rear bedrooms, both have doors to a wisteria clad balcony, fitted wardrobes and en-suite shower/bathroom.  The fourth bedroom is to the front aspect, again with an en-suite bathroom. A large walk-in airing cupboard, also accessed from the landing, provides ample space for linen for the entire household.

Rising to the top floor, this recently extended and converted area is currently being used as a cinema room/gym.  With beautiful views to the rear, there are also useful large walk in eaves storage cupboards.  (A bathroom could be added to this floor, subject to the usual planning or building consents), making it the fifth bedroom if desired. There is a further large storage room with access to the eaves beyond.

OUTSIDE
The gardens are a particular feature of Southdean's charm, extending to an acre in size. The property is approached via secure double wooden security gates leading into the sweeping gravelled driveway with many mature trees and shrubs and a large, level lawn area.  Gated access to one side leads to the rear garden.

The rear garden can also be approached via the drawing room, dining room and garden room first to a covered portico to the rear of the property. Extensive Indian stone patio areas provide generous space for entertaining and relaxing with central water features and rose garden. To the rear of the annex a second ‘secret garden’, with yew hedging and a row of pleached hornbeams. A garden shed, raised vegetable and herb beds and (fruit) espalier occupy space near the house.  Extensive level lawns with fine views are bordered to each side by mature trees, shrubs and hedging.
