Wenning Hipping is situated on a small bluff overlooking an ancient crossing over the River Wenning at the foot of the drove road from Lancashire over Bowland Knotts. It is a rare survival of Dales vernacular architecture, its present structure dating from the 16th/17th Century with evidence of earlier foundations and roof timbers. Its current owners have taken a 'gentle repair' approach utilising traditional breathable materials to maintain its unique originality, with findings having included two bee hive ovens in the kitchen. Work includes an electrical rewire with 'lifetime home' level sockets, like-for-like stone slate re-roofing which is still under guarantee and a downstairs shower room and there is scope for ongoing repair. A well-documented photographic record is available. The house is set in c. 0.83 acres (0.34 ha) of land managed organically for the past 17 years. The original cottage garden to the front of the house has become a 'forest garden' with an orchard of old Czar plum trees, underplanted with red and blackcurrants, wild blackberries, rose hips and haws. Behind the house is a semi-circular piece of land with a flat sitting area surrounded by banks and together they form the domestic curtilage.
The rest of the land is still in agricultural use. This has been planted with trees using permaculture design principles to encourage a diversity of plants and wildlife, provide peace and tranquillity and produce hard and soft fruit, nuts and firewood. To the south and west there is a small vegetable growing area, a circular sitting area with adjacent fire pit, croft and apple orchard. The land to the north slopes down to a living willow labyrinth, nurtured by the owners since 2000. This is in the flood plain of the River Wenning with a lower access to the property through two farm gates at the northern boundary point.

Easy access to the M6 at J36, and to Leeds Bradford and Manchester airports. For those keen on the great outdoors, the glorious countryside of the Forest of Bowland and National Parks are on the doorstep. Close by are the famous three peaks - Ingleborough, Whernside and Pen-y-Ghent. Tourist destination Ingleton is around 4 miles away and offers stunning waterfalls and nearby caves. The Way of the Roses cycle route passes the house (170 miles from Morecambe to Bridlington through beautiful and varied landscapes).

From the A65 take signs opposite Clapham for Clapham Station, follow the road and go past the station, under the bridge, and before you head onto the moor, Wenning Hipping is the first property on the right after the river bridge. Parking is available on the opposite side of the road.
