An historic Grade II listed village house set in mature and secluded gardens, with atmospheric and well laid out accommodation.

The Property
Set nicely back from the road in a “hidden” secluded setting amidst mature well screened gardens, Spring Farm House is listed Grade II and understood to date from the 16th Century with possibly earlier origins. The traditional timber framed Suffolk farmhouse under a reed thatch roof offers well laid out accommodation which displays a wealth of character features including exposed timbers, brick floors and open fireplaces. During its history, the property was at one stage the village butchers and an antiques shop, which goes some way to explain the full width gable window in the dining room which also has a separate external door. The accommodation, which extends to some 2,872 sq ft benefits from an oil fired central heating system and includes an atmospheric dining room with an open double fronted central fireplace, a well equipped kitchen by Henry Gordon Jones with granite work surfaces, concealed appliances (the cooking range is initially excluded but may be available through separate negotiation) and a part glazed external door opening onto a wide terrace, ideal for alfresco dining (which also has the benefit of external electricity and water points).
Set off the central reception hall is a well-proportioned drawing room with a wide inglenook fireplace with wood burning stove, whilst full height French windows open onto the garden. Beyond an inner hall is a multipurpose sitting room/playroom/study opposite which is a ground floor bathroom/laundry room.
On the first floor set off open landings are four double bedrooms, a spacious luxury en suite bathroom to the master bedroom together with a second en suite shower room.

A gravel driveway sweeps to a parking and turning area fronting onto which is a garage/workshop with a lean to cart lodge adjoining. The lawned gardens to the front are enclosed by mature hedgerow and link around the house passing a second terraced area and potting shed before opening onto the rear gardens which are enclosed by mature hedgerow and feature a rear lawn with a well-stocked crescent shaped shrub border with pergola, beyond which is an area of orchard garden together with a well-managed kitchen garden with raised beds and a greenhouse. There are a variety of mature trees including walnut, beech, ash and oak, the gardens border the neighbouring farmland to the rear. In all the property extends to about ½ an acre.

Set in the heard of rural Suffolk, just 3 miles north of Framlingham, Dennington village, with its primary school, fine church and local pub has an active local community with a variety of clubs and activities on offer for all age groups. There are tennis, bowls and football clubs, together with further activities centred on the popular village hall and playing field. The nearby market town with its impressive Norman castle and picturesque square provides a wide range of shopping facilities has pubs and restaurants, and his home to Framlingham College and the Thomas Mills High School whilst the Suffolk Heritage lies some 13 miles to the east.
