SELLER INSIGHT It was the fact that this was a nice old house with a paddock in a quiet location that originally attracted us to it. We have open countryside all around us, so the views are really quite spectacular, but at the same time it's very convenient for places such as Bovey Tracey, Newton Abbot and Exeter, so we feel we benefit from the best of both worlds.

The property could definitely be described as a project when we purchased it fourteen years ago as it was in very rundown state, so for the first three to four months we rented another house while all the major work such as rewiring, re-plumbing, installation of underfloor heating and re-roofing was done. When we finally moved in we worked our way through, room by room, and renovated it from top to bottom.

In terms of the layout of the house it's pretty much how it would have been when it was built but we've played around with the positioning of certain rooms such as the kitchen and the bathrooms to make it more conducive to modern living. All the work has been done to exceptionally high standards, but it has all been done in a very sympathetic manner so as to retain the wonderful character of the house. It's now a very beautiful and extremely comfortable family home.

We have around three acres of land in total, most of which was pastureland when we came here, so we've taken some of that to increase the size of the garden, and it's now a very attractive, family-friendly space. The paddock is just across the lane and we converted an old farm building into stables, so it's a great place to keep horses; you can literally ride out for miles directly from our property.

The kitchen is very nice with its high-spec painted wood cabinets and Granite worktops, the dining room - which we've only just finished - with its stone floor and big open fireplace is also a lovely room. In fact I like them all. They're all generously proportioned with lovely high ceilings, so there's a wonderful feeling of space and each has its own character.

I think it's the combination of the beauty and convenience of the location that I've enjoyed most. I work in Newton Abbot, which is around a twenty-minute drive away, but at the end of the day I can come home to this peaceful enclave surrounded by nothing but beautiful open countryside; it's a lovely spot.

This is a real family home and one that offers an excellent quality of life. There's a footpath that will take you straight into Bovey Tracey and one that joins the Templer Way. We're not too far from the coast, and in terms of the property itself it would definitely suit a family that's into horses.

It's the combination of house and location that I'll miss most when we leave. You can step out of the front door and walk, cycle or ride for miles and it's so incredibly peaceful here; it's an idyllic place to live.

STEP INSIDE The former farmhouse dating back to the 1890's has been tastefully restored and thoughtfully planned to now offer a good size family home. On the ground floor you enter into a spacious hallway with the sitting room, lounge and dining room. The kitchen/breakfast room has been designed beautifully and has a range cooker (which is included in the sale) and plenty of space for a kitchen table. Just off the kitchen are the boot room and utility room which are an attractive bonus for keeping outdoor wear and wet dogs (or children!!) out of the main house.

Upstairs you will find five double bedrooms, all have a feature fireplace and exposed floor boards that have been restored and re-laid. The spacious bathroom has the original roll topped bath with ball & claw feet and there is an en-suite servicing the master bedroom. From the landing is a further staircase leading to an attic room and the loft area. The house has had double glazed windows fitted throughout and both floors benefit from under floor heating.

STEP OUTSIDE When you are outside at Lower Bradley Farmhouse you would be forgiven for thinking you are in the middle of nowhere with fields around and lovely views from the house and garden. Yet just a couple of minutes' drive is the popular town of Bovey Tracey. You could of course, walk by following the public footpath through the fields right into the town.

The sunny gardens to the house are predominantly laid to lawn over two tiers. At the bottom of the garden you will notice there is no fence so that the views can really be taken advantage of. When sat in the garden it feels like you land goes on into the distance. To one side of the garden is a large outbuilding, which could create a lovely space, perhaps as a studio, pool, gym, games room or even additional accommodation (subject to planning). To the back of the property there is a substantial vegetable garden and access to the barn/stables.

EQUESTRIAN The property has a barn which contains four boxes built of block. Each has an auto filling water trough. The barn also has electric and a secure tack room/store. Just outside the barn is a timber five bar gate which opens to the lane.

The level paddock is approx. three acres. There is a metal vehicle access gate to the land and auto filling water trough. Please note that there is a public footpath and style entering the paddock. It follows the hedge line and goes off into the neighbour's field. This could be fenced off from the rest of the paddock if necessary.

PARKING There is driveway parking for up to three cars. There is also a gravel area to the side of the property where you can park another three vehicles.  

LOCATION Situated just outside Dartmoor National Park and less than a mile from the bustling town of Bovey Tracey, (known locally as the gateway to the moor) where there is an excellent range of local amenities. These include a health centre, restaurants, public houses, a primary school, post office and a bank etc.

The market town of Newton Abbot is approximately 15 minutes' drive away where there is a comprehensive range of shops, a mainline railway station (London Paddington approximately 2.5 hours). The A38 dual carriageway provides access to Plymouth to the South and Exeter to the North and the M5 motorway is approximately 5 minutes away. Exeter international Airport is approximately 30 minutes away.

The costal resorts of Teignmouth and Shaldon can be reached in about 20 minutes and Torquay with its Marina is approximately 30 minutes away.
