Tenure: Leasehold

DESCRIPTION Located in a quiet residential location close to sought after schooling, this very individual first floor apartment is located above a row of quiet day time commercial premises and offers a truly unique purchase affording larger accommodation than many of the terraced houses surrounding.

The property is accessed via its own entrance to the front with good sized Entrance Hallway and stairs rising to the First Floor Landing and Inner Hallway. The accommodation itself comprises a spacious Living Room; to the front, benefitting from a bay window offering ample light.

A Kitchen/Dining Room; is spacious with a matching range of base and wall mounted units and breakfast bar and further on into the dining space is good room for ample table and chairs with a window to the side.

Spacious bedroom accommodation is found throughout with four double bedrooms offering great space. A Family Bathroom; is found comprising pedestal hand wash basin, low level WC and panelled bath with shower over.

A wrought iron spiral stairway on the landing leads up to a hatch which in turn gives access to a spacious roof terrace which mirrors the total floor space on the property. This affords outstanding views out across roof tops of the city towards the Hoe with far reaching views of South East Cornwall.

The property itself benefits from PVC double glazing and gas central heating throughout. Offered to the market with no onward chain, the property also may suit those looking for a reasonable rental investment with the property previously being rented on a room basis at £85.00 each per calendar month. With potential of five double rental rooms and its situation on one floor not needing HMO licensing makes this a good proposition indeed.

The property itself is found on the corner of a residential road above two commercial units which are used throughout the day only Monday to Friday. The property is offered to the market with a long lease and its vacant position suggests a viewing is highly recommended to fully appreciate all this property has to offer.

Agents Comments: A really individual purchase, this surprisingly spacious apartment provides great living and bedroom accommodation and glorious far reaching views from its roof terrace that should not be missed.

PEVERELL Listed in the Domesday Book of 1086. The estate was later acquired by the Peverell family of Ermington in Devon, after which it became known as "Weston Peverell" to distinguish it from other similarly named places.

Two of the main roads are named Peverell Park Road and Weston Park Road. The area now consists mostly of Edwardian terraced houses. Peverell borders Central Park, often known as "the green lung" of Plymouth which is a very popular recreational area for, and is home to Plymouth Life Centre and Plymouth Argyle’s Home Park football stadium.

Primary schooling is provided by Montpelier and Hyde Park Primary School (whilst the Hyde Park area offers a popular shopping parade. Mutley Plain and Plymouth Station are considered to be within walking distance, by most. The Hyde Park Pub, on the periphery of Peverell, is a popular gastro/local pub.

Peverell is seen by residents as a safe solid and central area with a good quality housing stock and few social problems.

The terms on which the land was sold for development at the turn of the twentieth century stipulated that no licensed premises (pubs), should be built on the land, as the seller was a strict abstainer .This has resulted in the district having a residential atmosphere.
