SITUATION
Wet Wood and Kite’s Nest Wood are situated in a location immediately to the west of a residential area at Little Common near Bexhill-On-Sea. The woodland enjoys an eastern boundary with residential dwellings and a western boundary with open agricultural land. Little Common is located approximately 1.6 miles to the west of Bexhill and approximately 10.8 miles east of the town of Eastbourne. Bexhill offers a main line rail link to London.

DESCRIPTION
A single parcel of mixed deciduous woodland extending to approximately 17.3 acres. The land is bordered on the east by residential properties on the west and south by agricultural land and to the north by an established farm yard. Running along part of the western boundary is an agricultural track which runs past the established farm yard. The woodland does not have direct road frontage.
Internally the woodland comprises a mixture of deciduous trees with areas of established ground flora and fauna and internal fencing. This fencing is sporadic but does separate parts of the woodland into parcels.

PLANNING
The woodland does not have any existing planning permissions for development and is listed as semi natural ancient woodland.
There are two high voltage power lines crossing north to south through the centre of Wet Wood and continuing across the agricultural land located south west of the woodland, the power lines are shown by the blue line on the plan overleaf.

TENURE AND POSSESSION
The land is for sale freehold and vacant possession upon completion.

FOOTPATHS
There is one footpath crossing the property leading from Cowdray Park Road into Kite’s Nest Wood and then heading south along the field boundary. A second footpath adjoins this existing route and enters along the farmers access track to the north of Wet Wood and passes down the western boundary before intersecting the first footpath.
