Characterful townhouse with picturesque views over Pittenweem Harbour and the Firth of Forth to the Isle of May and Bass Rock

79 Abbey Wall Road is positioned on the south side of the street close to Pittenweem Harbour. The sea views are breathtaking, reaching over the Firth of Forth to the rolling East Lothian countryside and the Lammermuirs to the south.

The East Neuk of Fife, running from St Andrews to Largo Bay, boasts a number of fishing villages built around traditional harbours, unspoilt sandy beaches and fertile farmland. Pittenweem is home to a fleet of fishing vessels which can be seen from the house as they come and go from the picturesque harbour. The town has a number of local services including independent shops such as the bakery, a pharmacy/newsagent, doctor's surgery and a primary school. The area also has a rich heritage in regional produce and there are a number of well-regarded restaurants including the award winning Craig Miller Seafood Restaurant in nearby St Monans and The Cellar in Anstruther, specialising in freshly caught seafood, while The Peat Inn, about 10 miles away, is considered to be one of the best restaurants in Scotland. A new arrival to the dining scene will open its doors this spring on East Shore, a short walk from the house. There is also a vibrant arts and crafts community centred on the town and it is host to the Pittenweem Arts Festival to which artists and visitors travel from far and wide.

Secondary schooling is available at Waid Academy in Anstruther, a little over a mile away, where there is a Co-op supermarket, as well as a further range of local facilities. There are many golf courses in the area including all the world famous St Andrews courses, Kingsbarns, Elie and Crail. St Andrews, the "Home of Golf", is only 11 miles away. This world famous town has a good range of shops and professional services and is well known for its university which is one of the oldest in Britain. Co-educational private education is available at St Leonards.

Access by rail, road and air is good. Cupar (16 miles) and Leuchars (17 miles) railway stations are on the main Aberdeen to London line and provide a fast link to Edinburgh and Dundee. There is a dual carriageway and motorway connection to Edinburgh and its airport (44 miles) from Glenrothes (17.5 miles). Dundee Airport (25 miles) has scheduled flights to London Stansted.

79 Abbey Wall Road is a traditional stone built townhouse with a garden in an elevated position which makes the most of the stunning sea views.

The accommodation is arranged over three floors. The main entrance is from the street and opens into a vestibule with a glazed inner door to the entrance hall. Here on the ground floor there are two bedrooms, a shower room with WC and a separate gardener's WC conveniently located by the back door. A staircase sweeps up to the main living accommodation on the first floor past a window at the half landing which frames the view magnificently.

The kitchen has a good layout of fitted cabinetry with an oiled timber worktop. The fridge and freezer are contained within a peninsular unit which provides a good serving point for the dining room. There is a Rangemaster cooker with five gas burners and three electric ovens beneath an extractor hood. Off the kitchen there is a small pantry which offers extra storage and accommodates the washing machine and a Belfast style sink. The kitchen is open plan to the dining room which is lovely and light with views over the harbour. It has a gas fire set into the tiled fireplace beneath a timber mantelpiece.

On the opposite side of the spacious landing is a comfortable sitting room with windows and a built in window seat designed to make the most of the sea views. Adjacent to this is the master bedroom, which has a recessed press with shelves, and plenty of space for furniture. The family bathroom has bath with shower over, wash basin, WC and heated towel rail.

On the second floor there is a large living room with a study within a gallery area accessed by a ladder. A wood burner provides a focal point while the large Velux windows, set above a raised platform seating area, open up to the view. There are two further bedrooms, one of which is currently used as a study and hobby room, and one with pretty views over the harbour. These are served by a bathroom which has a bath with shower over, WC, wash basin and heated towel rail.

The garden is accessed from the house via the back door and can also be reached from the wynd/passageway which runs to the sea wall from which there are two gates. The main part of the garden, which is lawned and bounded by a wooden post and wire fence, is set on some old building foundations which gives it an elevated position, perfect for enjoying the panoramic views over the coastal skerries and Firth of Forth. There is a glazed summerhouse and a small workshop both with electric heating and lighting. The lower section of the garden is a wide gravel pathway leading to the wynd and sea wall. There is plenty of storage space for wheelie bins and logs on a second path leading to the access to the side of the house.
