What We Say at The Zoe Napier Group: The owner who converted the barn is a well renowned and highly skilled joiner specialising in Oak framed buildings. He has worked on St Pauls Cathedral and Temple Church, London and has also put his expertise and high-quality work into this stunning aisled barn. This is a wonderful property that has been converted as part of a small cluster of original farm buildings situated on a quiet lane very close to the historic village of Clare.

What the Owner Says: This conversion has been a real labour of love and we have enjoyed bringing the barn back to life with the expertise that we have. The attraction of this barn was the perfect location with seclusion but not isolation, the wonderful views and fabulous walks. A real feature for us is to know that the oak tree in the garden has been standing there for an estimated 800 years and it brings home the real history of this area.

The Facts This amazing property which is almost completed is a traditional Suffolk Aisled barn believed to date back to the 1600s. It has been exceptionally well restored and converted by one of the leading Oak frame specialists in the country. The conversion has been given amazing attention with all aspects of the building having been renewed and restored with handmade staircases and bespoke joinery work. The barn has been laid out with the living accommodation on the first floor and all of the bedrooms on the ground floor. Given the nature of an aisled barn the bedrooms are very good sizes with an open plan living space with views from the elevated position of the first floor. The barn is grade II listed with some interesting architecture like jowled posts and some irregular and reversed curvature and face-halved and bladed scarfs in the arcade and wall plates.

The plot itself is 0.75 acres with an additional barn to the north side of the plot currently used for storage and workshop space but has had previous planning permission to convert into additional accommodation. The garden is a fabulous size with an amazing stand-alone Oak tree that dates back some 800 years. The barn is one of three properties beautifully located with a sense of remoteness but with a couple of neighbours nearby

Setting & Location The location of the Barn is on the rural lane of Lower Stoke Road just south of Stoke by Clare and close to Clare itself on the Essex/Suffolk border. The setting is one of tranquillity with the benefit of two neighbouring properties in rolling countryside. There are wonderful views across the Stour valley with footpaths to historic Clare nearby. The barn albeit quite remote has very good access to the nearest towns of Bury St Edmunds and Sudbury with local amenities, shops, pubs and restaurants with nearby Clare providing smaller convenient stores and local pubs along with historical monuments, country parks and schooling.

Stoke College is just down the road providing independent primary, prep and sixth form schooling and nearby Clare and Ridgewell provide primary state schooling at Clare community primary school and the Church of England Aided school.
