Super rural setting, not far from the market town of Holsworthy. A further 39 acres of pasture land available in two lots.

SITUATION
Part Lower Thorndon can be found in a small rural hamlet some 3½ miles from the thriving market town of Holsworthy. This traditional town benefits from a ‘Waitrose’ supermarket, choice agricultural and feed merchants, veterinary practices as well as a new Agri-business centre with a livestock market.

The popular north Cornish coastal resort of Bude is approximately 10 miles away and offers a variety of shops, restaurants, cafes and leisure facilities, including two sandy surfing beaches. The nearby coastline with its dramatic scenery offers the outdoor enthusiast many opportunities. There is a good mix of schools in the area with nursery's, primary and secondary schools and independent preparatory schools and colleges. A more comprehensive range of recreational and shopping facilities are available to the south in Launceston, approximately 14 miles and to the north in Bideford, approximately 20 miles and Barnstaple, approximately 30 miles. The cathedral city of Exeter is about 50 miles to the east.

DESCRIPTION
Part Lower Thorndon represents a wonderful opportunity to start a farming enterprise with the benefit of an established business and the capacity to expand or diversify if so desired. It briefly comprises a super ring fenced block of pasture land extending to some 68 acres with a small range of livestock/fodder buildings and a four house free range poultry unit. The farm benefits from excellent access off two adjoining parish roads and the poultry unit has its own independent access on the southern boundary. Double gates and a concrete lane leads to small yards and four separate houses, each with ranging areas and feed silos. The water is supplied from a bore hole and the filtration/pump equipment is housed on site. The poultry unit was constructed and expanded between 2009 - 2012 to provide four units which are timber frame construction with timber cladding under a profile sheet roof and each provide 459.76m² of floor space. They have concrete floors with fully automated feed and drinkers, light and temperature control. There are well fenced ranging areas which are planted with a variety of trees in accordance with the Red Tractor /Freedom Food requirements. The current owner has a contract with Hook 2 Sisters Ltd, producing some 5½ crops per year with each crop being approximately 22,000 birds. We understand the contract can be continued or an alternative could be sought.

There is a hard-standing and small range of farm buildings adjacent to the parish road and comprise;

LIVESTOCK BUILDING - 60' 0'' x 40' 0'' (18.27m x 12.18m) Steel frame with profile sheet cladding and roof.

GENERAL PURPOSE SHED - 30' 0'' x 30' 0'' (9.14m x 9.14m) Steel frame with profile sheet cladding and roof.

THE LAND
The land extends in all to some 68.11 acres (27.56 hectares) and comprises an excellent block of ring fenced pasture land with good access off the adjoining parish roads on the northern and southern boundaries. It is very gently sloping with very little waste and is south facing, divided into useful sized enclosures with natural hedge bank boundaries. Please see land plan with lotting.

SERVICES
Poultry units - Liquid propane gas (tanks) for heating, mains electricity and a bore hole water supply. The land - Serviced by the bore hole water supply.
