Hornacott is an unlisted five bedroom family house thought to date back to 1740, with later additions. The current owners have been in the property for over twenty years and have updated and extended the house in this time. Many original features remain; whilst extensions have been added to create a bigger kitchen and a one bedroom annexe for additional family members, or as a potential income through letting.

The accommodation on the ground floor comprises an entrance hall, a dual aspect drawing room with an open fireplace, dining room with an original slate floor and open fireplace, a snug with a wood burning stove set in an inglenook fireplace, a well-designed kitchen/breakfast room with a movable island providing flexibility, a Zug steam oven and integrated appliances, a Stoves range and access to the terrace, a utility room, a rear hall with access to the parking area and gardens and a cloakroom.

Upstairs are four bedrooms and three bathrooms.
The master bedroom has a storage area, ideal for shoes and clothes, and is serviced by the largest family bathroom; whilst the three further bedrooms are serviced by a bathroom and shower room. A door in the hall connects to the potential annexe with a sitting room, bedroom with an ensuite bathroom and a separate balcony entrance. The annexe could easily be used as part
of the main house or as separate accommodation.

Hornacott is set in a peaceful location on the edge of the popular village of South Petherwin. The village has both Anglican and Methodist churches, a popular public house, called The Winds of Change, and a village shop and post office run by the villagers. The village has an excellent primary school. The Springer Spaniel country pub in Treburley is run by Anton Piotrowski, a former winner of Masterchef.

Launceston, approximately 4 miles away offers a
wide range of everyday shopping facilities with
supermarkets, speciality shops and the master
butchers, Philip Warren. There are a wider range
of educational facilities in Launceston, including
Launceston College, St. Catherine’s Primary School and St Joseph’s School. Kelly College and Mount House Preparatory School in Tavistock and Plymouth College in Plymouth are all readily accessible.

Okehampton is approximately 24 miles away and has extensive shopping facilities, two supermarkets, one of which is a Waitrose, Okehampton College (rated ’Outstanding’ by
Ofsted) and the Okehampton hospital, with excellent health services and an A&E department.

Intercity high speed trains operate from Exeter St
David’s to London Paddington, the Midlands and
the North of England. From Exeter Central, trains
operate via Salisbury to London Waterloo. There
are also an increasing number of flights to UK and international destinations from Exeter airport,
including a new route to London City airport with
three flights a day taking less than an hour.

Hornacott is approached off the lane onto a parking area for several cars with access to the gardens, house and office. A sun terrace lies to the rear of the house, perfect for ‘alfresco’ entertaining, surrounded by a stone wall and established trees. A path leads down through the gardens from the parking area to an area of lawn, with trees and hedging along the boundaries. A pretty stream runs along the lower boundary with a wooden bridge across and many spring bulbs.

At the bottom of the gardens is a purpose built
barbeque cabin with a chimney, perfect for both the summer and winter months. A garage lies off the parking area with a further parking space and garage across the lane.
