VENDOR INSIGHT Situated within the charming Hertfordshire village of Welwyn is Number 12 Codicote Road, a truly exceptional modern family home that has been beautifully designed by London based architects Model Projects. "When we began our house search five years ago we were initially looking for somewhere that we could simply put our stamp on," says the owner, "but then we happened upon this very unique property. It's enjoys a fabulous location, just a short walk from the centre of the village, but what really makes the setting so special is the fact that from the back of the house the view is of nothing but the garden, the river and the meadowland beyond; it really is a beautiful spot."

"It's fair to say that the house was in a pretty poor state when we bought it and needed much more than just a lick of paint, but we could see that it had bags of potential so we enlisted the services of Model Projects to help us transform it into a really stunning modern home. The accommodation is upside down, which has allowed us to make the most of the outlook, and in the open-plan main living space there are banks of bi-folding doors and floor-to-ceiling windows that not only flood the house with natural light but also create a really nice connection with the outside space. And on the side of the property that faces the road there are no windows, just light wells, which means we enjoy a really good degree of privacy. All in all it's been brilliantly designed, so not only is it a really stylish family home but it's also incredibly comfortable to live in."

"Both the kitchen and the living room have walls of bi-fold doors that open onto a balcony that wraps around the back of the house," continues the owner, "so we can effectively extend the living space outside when the weather is warm. From the balcony, steps lead down to a large patio terrace and then a little bridge takes you across the river to the lawn on the other side. It's a lovely big garden, really nice to look at and very family friendly, and it's also a real haven for wildlife."

Favourite Room: "The main living space is without doubt a standout feature of this house," says the owner. "The kitchen and dining area are completely open plan and they flow through into the living room, which has a huge fish tank that serves as a window between the two spaces. It's such a comfortable set up for day-to-day life and it's an amazing space to entertain in."

Favourite aspect of the grounds or surrounding area: "The outlook from the property is absolutely stunning and the village is a very friendly place to live," says the owner, "but another reason we chose this particular location was that it's also very convenient. The transport links are excellent and we're only a few minutes' drive from the centre of town, so everything is accessible."

Unique feature: "There's so many. Because the house was stripped right back we were able to install a wealth of technology, so it's very much a smart home," says the owner. "However I suppose the standout technical feature is the pneumatic lift in the garage. You simply drive the car into the driveway and the lift takes it down into the garage. It's like something out of a James Bond movie."

What they'll miss most / why they are leaving: "The house was renovated for us, not simply to sell on, so everything has been done to the absolute highest standards. However our circumstances have changed and so we have decided to move, but we'll be sad to go," says the owner. "In terms of what I'll miss, I think it will quite simply be the whole package. The house, the garden and the location are all stunning."

STEP INSIDE On approaching this fine home one wonders how it can offer so much yet appear so understated from the front. The very contemporary look of the front, is a theme that is continued throughout the house.

The hallway opens into the impressive lounge with its full width bi fold doors opening onto the wonderful balcony from which the view draws you in at all times of year. A dividing wall between the living and dining room houses a large aquarium allowing one to see all the way through to the dining room and kitchen. The dining room also enjoys an amazing feeling of light and space with windows to the rear enjoying the fantastic views across the water meadow. For the winter months a designer wood burning stove gives a cosy feel and heats the whole of the living space.

An outstanding feature is the fabulous contemporary kitchen with excellent range of units and integrated appliances with large central island all of which enjoys great views with the light flooding in from the full width bi fold doors that open onto the balcony.

Stairs with glazed panels lead from the dining room down to the lower ground floor which is on the garden level. There is a useful utility area and a services/control cupboard beneath the stairs.

On this floor is a sumptuous master bedroom suite with a well fitted dressing room, a luxurious designer shower room and glazed doors opening to the bedroom with large window and door opening onto the patio and garden beyond. There are three further bedrooms, two of which share an en suite shower room and another luxurious bathroom, again with designer suite and whirlpool spa bath.

STEP OUTSIDE The outside space is a particular feature of the house. There is a large balcony across the whole of the top floor enjoying a fantastic view and the patio stretches across the rear of the house on the garden level. A footbridge leads over the river to another patio with an outside kitchen area with barbeque. the garden itself has been attractively landscaped and is predominantly laid to lawn with raised borders, shrubs and trees.

This is a home that can suit all lifestyles. Its a house to entertain in, to relax in and makes a great individual family home.
Approached at the front with parking on the driveway there is also a hidden pneumatic car lift that gives access to the garage below the driveway. The good size garage, on the lower level, has doors that lead out onto the patio/ additional parking area. In addition there is a useful built in store room/workshop.
