THE STORY

It has been just over 10 years now since the owners of Cherry Tree Cottage first stepped inside their beautiful barn-style home and fell in love with its unique charm and calm ambience. "We wanted something with character but which also offered a modern standard of living," one of them recalls. "As soon as we walked in through the door we felt this place was right for us. It was made from reclaimed bricks and tiles, which is why the walls are Grade II Listed, and has some exposed beams and brickwork inside and yet it is also extremely comfortable. It is also in such a quiet setting and has open views."

CHARACTER AND CONTEMPORARY

Dating back to the late 1990s, Cherry Tree Cottage is one of 21 exclusive properties at Stragglethorpe Manor, mid-way between Cotgrave and Radcliffe-on-Trent. He adds: "Most of the house has been kept quite neutral in colour - the main drawing room has white walls, for example, while the kitchen is pale yellow."

A RELAXING HOME

This room, which was refitted in a shaker style about 10 years ago, is dual aspect, with French windows on to the garden. "We also have our own private garden, which my wife just loves - it is a walled, English country garden, which is mature and offers wonderful places for sitting out in the sunshine and enjoying the tranquillity and the wonderful views of the sunset of an evening." he says. "In fine weather she likes to spend as much time as possible outside."

OUT AND ABOUT

With such superb proximity to the 36-hole golf course, the location is ideal for golf enthusiasts but also could suit those with other outdoor interests, he suggests. "There are lots of walks around here: you can stroll down to the Grantham Canal, which is very nice, and there are lots of country footpaths." The property is within easy reach of the Peak District for those who enjoy hiking, climbing and horse-riding, and there are country pubs and charming villages within the surrounding countryside.

AN EXCELLENT LOCATION

Cotgrave is just five minutes' drive from West Bridgford and five miles from the centre of Nottingham, with its high street shops and leisure amenities. Nearby West Bridgford is also a vibrant hub, with a good selection of shops, restaurants and bars. "I am a great football fan and love being able to get to the Nottingham Forest home games very easily," the owner observes. "It is also well located for Trent Bridge cricket ground." Cotgrave is within easy reach of Newark, Leicester, Loughborough, Derby and Lincoln, as well as the A46, M1 and A1 for those who need to travel further afield. "We love this peaceful yet convenient area and do not want to move too far away," he admits. "I do think we will miss this house, however, and its very peaceful setting, not to mention the wonderful neighbours we have within the courtyard."

SETTING THE SCENE

Cherrytree Cottage enjoys good outside space, with off-street parking for several cars and views over the golf course. To the rear there are private landscaped gardens, with a south-westerly aspect. The gardens are enclosed, and include a sitting area and water feature. French windows from the back of the house open on to garden, providing easy access.

WITHIN EASY REACH

There are a variety of schools including Nottingham High Schools for Boys and Girls, West Bridgford Secondary, Trent College and The Elms Preparatory and Hollygirt, to name but a few.
