The Story

A BEAUTIFUL HOME
The couple fell in love with the peaceful location and its breathtaking views, but were advised by Vanessa's father, who was a builder and stone mason, to take the old cottage down and to build themselves a new home. "He built it with my brother and that proved to be the right decision because we ended up with a lovely, spacious home, which was very easy to maintain." In the mid-1990s, the couple were given the opportunity to purchase an additional acre and a half of land and then in 2000 they chose to extend their home further to give themselves a very spacious drawing room and to create an upstairs level, with a beautiful bedroom and en suite bathroom."

STUNNING VISTAS
Today Coed Llwyd, which means "Grey Wood," offers superb family accommodation and could possibly (subject to the relevant planning permissions) be extended even further. The current layout comprises the kitchen, which leads to a small office and a
utility room, as well as the drawing and dining room, which can be opened up to make one large entertaining space. In the dining area there is a feature fireplace, with log-burner. "This is a fantastic, dual-aspect room for enjoying the amazing views" they say. "We have patio doors in here, which open on to the terrace where we can sit overlooking the orchard and surroundings or have a barbecue with friends and family."

GREAT SCOPE
The master bedroom on the first floor also offers spectacular views. "This is a really large room, which is nice because it has its own bathroom," Andrew says. "There is also a spacious attic room on the first floor, with lighting, which has great potential to be converted." Subject to the relevant planning permissions, this could possibly become another large bedroom and en suite bathroom. "This property as a whole offers a lot of scope for further development or a variety of uses," he adds. Coed Llwyd includes two large outbuildings. These could be used for a variety of leisure
or business reasons. "They could be ideal for anyone keen on using this place for equestrian purposes: one could be an indoor ménage and we have another large flat area which could be made into an outdoor ménage."

CLOSE TO NATURE
The five acres of land will be enjoyed by the next owners as much as it has been by Vanessa and Andrew for all this time. They have also savoured spending time with the children and grandchildren in their wider surroundings. "There is a boating lake nearby that we like to visit and we also often go to Llandegfedd Reservoir" Andrew says. This scenic place includes a state-of-the-art watersports and visitor centre. Visitors can go sailing, windsurfing, power boating, stand-up paddle-boarding, canoeing and kayaking. The reservoir is heavily stocked with rainbow and brown trout for fishing and is designated as a Site of Special Scientific Interest for its wildlife. "One of the many things I will miss most when we leave here is seeing the flocks of Canada geese flying overhead on their way to and from the reservoir," Vanessa admits.

A QUIET LIFE
Despite its rural setting, the property is just a mile from the bustling town of Cwmbran and enjoys easy access to the M4 for travel further afield. The couple, who will take many fond memories with them when they leave, enjoy imagining how the next owners will appreciate the outstanding lifestyle offered by Coed Llwyd. "We have had so many happy occasions here - from family meals and events with up to 60 people to quieter times on our own," they admit. "Most of all we will miss the wonderful peace and tranquillity we have here while also being so close to the town."
