Beautiful Grade II listed village house tucked away on the river

Description

Description
Wargrave Court is a magnificent, historic Grade II listed property. It was built in the late 15th or early 16th century and owned by the Neville family. It was almost certainly used as a court for manorial administrative purposes, ensuring disputes of the villagers were resolved, dues paid and fines levied. It remained in the Neville family and their descendants, Lord Braybrooke’s family for three centuries. The house was altered and extended in the late 18th century and early 20th century. It was divided in 1955 into two residences (hence it is attached to another property) and Mr Robert Brown bought Wargrave Court later selling it to the present owners in 1978.

The property is a much loved family home which has a wealth of period features that have been retained over the centuries. This is a rare opportunity to buy an historic house albeit in need of some updating and renovation. Throughout there are exposed beams and original fireplaces and of particular interest, in the reception hall there are panels of late 18th century tapestry work in moulded frames, depicting woodland and riding scenes. This charming room also has a wood block floor, brick feature fireplace, exposed ceiling beams and French doors to the garden.

The drawing room is spacious and double aspect with doors to the garden and an open fireplace with brick surround. The dining room is full of character and has a wooden block floor, fireplace with stone surround and exposed beams. This leads to the sitting room with a fireplace, dado rail and windows overlooking the front garden. The kitchen/breakfast room has a range of built-in cupboards and wall units with a built-in double oven, 2-oven Aga and hob.

To the first floor the master bedroom is double aspect with windows facing East and South, has an original fireplace and built in cupboards. It has a good sized dressing room with fitted wardrobes and an en suite shower room. There are five further double bedrooms to this floor, all with period fireplaces and hand basins.

There are two further bathrooms. Stairs lead to the second floor where there is a bedroom with fitted cupboards along with a large attic store room which has scope for conversion into a large playroom or further bedrooms.

Outside
Wargrave Court is accessed from Station Road across the Green which belongs to the house and leased to the Church for a peppercorn rent until 2073. From the drive is an attractive wooden gate opening to the gravel drive and parking area to the front of the house and double garage. There is a shed and log store to one side.

The beautiful gardens are laid mainly to lawn interspersed with spectacular mature trees. There is a more formal garden, situated next to a pitched roof tiled summer house, planted with roses and there are mature shrub borders. The gardens run gently from the garden terrace and old Bull pen, to the creek where there is a charming wet boathouse and mooring along the creekside. Part of the island opposite also belongs to Wargrave Court and gives a wonderful outlook from the bank. From here the creek leads to the River Thames and beyond. The gardens and grounds are a special feature of the property and provide the perfect backdrop to this stunning property. In all there are about 7.7 acres, including the island, riverbank and village Green.

Lot 2
There is a hard tennis court situated away from the main property.

Location

Situation

It has the benefit of being on a Creek opening onto the River Thames. There is a small island, partly held within the estate, situated between the creek and the main river, which provides privacy from the main river traffic.

Wargrave has a variety of shops, a library, public houses, restaurants and a local railway station. Wargrave station has direct services to Paddington taking 40 minutes at peak times.

The Crossrail service is coming to Twyford in 2020. Henley-on- Thames, Maidenhead and Reading are all easily accessible, each offering excellent shopping, schooling and recreational facilities.
