Property Description

Full description

Tenure: Freehold

General information The site has an attractive location on the edge of Sudbury close to its border with the adjoining village of Great Cornard. The property has a long frontage to Kings Hill and the site is at present heavily treed and will offer a mature setting for residential development.

The site is approached from a private driveway opening from Cats Lane.

The site was originally the grounds of a house known as The Chestnuts, a Victorian house which had been used more recently as children's home. The original property has been demolished.

The property has outline planning consent for the provision of 8 residential units.

Location
The site has a frontage to Kings Hill, part of the B1508 which is the road from Sudbury through Great Cornard to Bures. There is an easy level walk from the site along Cornard Road to Sudbury town centre past the nearby Sainsburys Store and with easy access to the railway station.

Sudbury is a remarkable Essex/Suffolk border market town which still retains a twice weekly market, a strong sense of community and excellent range of shopping and recreational facilities and unusually a branch line railway station which provides access to London Liverpool Street with a change at Marks Tey (journey time of about 1 hour 20 minutes). Sudbury lies about 14 miles to the north of the larger centre of Colchester and 14 miles to the south of Bury St Edmunds.
The town has developed as a sought-after residential location and is shortly to see the redevelopment of Gainsborough's House into a museum of national significance to support Thomas Gainsborough who was born in the town.

Planning
Outline planning consent for the site has been granted by Babergh District Council under application reference DC/18/00117 and a copy of this consent is available in the information pack which is available on request.

The site to be sold is shown edged red on the indicative site layout plan attached and in addition to this the purchasers will be expected to carry out some improvement works to the private access road which serves the development together with creating parking spaces for 10 cars in the location shown on the plan plus associated landscaping works.

Purchasers will be responsible for creating the access roadway leading to the site and widen the access road to Hampden House which will remain in the ownership of Suffolk County Council. but with full rights of way to the purchasers of the development site. The purchasers will be expected to carry out works to provide 10 parking spaces and landscaping works to the area shown on the site layout plan.

The roadway which provides access to the development from Cats Lane is a private road in the ownership of Suffolk County Council and the purchasers of the site are to be expected to pay according to user for the maintenance of this roadway over the extent of it which will be utilised by the site.

The indicative site layout shows the provision of 8 residential properties comprising 1 three-bedroom detached bungalow, 5 detached houses of three and four bedrooms and a pair of semi-detached houses of 2 and 3 bedrooms.

The vendors are only interested in receiving offers from parties who are prepared to proceed on the existing outline planning consent.

Rights of way, easements and wayleaves
The property will be sold subject to and with the benefit of all existing rights including rights of way, easements and wayleaves whether referred to or not within these particulars.
We would point out that the site is traversed by public sewer shown on the site plan in the location marked on the Anglian Water documentation.
Purchasers must satisfy themselves as to the location of this sewer and there is a right to be maintained for drainage from Hampden House adjoining to connect into this sewer - a line for which is shown on the enclosed plan and again purchasers must satisfy themselves of the location of this drainage connection.

Viewing
The site is overgrown and all viewings are carried out at the viewers risk. Access to the site is over the low brick wall at the northern end of the Kings Hill frontage.

Informal tender
All parties interested in making an offer for the site should confirm this with the office so the relevant information can be forwarded to all parties.
