The Property
'Newlands' is a substantial four-bedroom detached house, presented in excellent condition throughout, and the owners have lived here from new, since 1997.
Constructed by Wards to their 'Longfield' specification, this lovely home features everything you would expect to see in a modern, executive-style detached house.
Accommodation is arranged over two levels and the ground floor comprises:
an enclosed entrance porch to the hallway, stairs to the first floor landing, doors to the lounge, the kitchen-diner, the study-dining room, the cloakroom, as well as an attractive conservatory.
The lounge is a lovely bright room to the rear of the house, with a feature fireplace, and overlooks the rear garden.
The present owners have adopted a flexible approach to the dining room, which has seen it mainly used as a second living room. It can also be used as study, or even as a fifth bedroom.
The kitchen-diner has a lovely, full-length, front to rear aspect and has a wide range of wall and base units and integrated appliances. As well as featuring a small breakfast bar, the dining area has ample space for a table and six chairs.
The conservatory is a great addition to the property, providing a superb place to relax and enjoy the rear garden.
Finally on the ground floor is the useful cloakroom, with access from the hallway.
On the first floor are four good-size bedrooms, with the master bedroom being rear facing and having the benefit of an en-suite bathroom.
The family bathroom is a white suite, with a panelled bath, low level WC and wash basin.
Outside to the front, the garden is laid to lawn and well-maintained. To the side of the property is ample off-road parking for several cars, leading to the brick garage with an up and over door.
The rear garden is tiered, there being two levels, with a raised patio area above, perfect for entertaining and summer BBQ's, and the lower level, which is well-maintained, level and mainly laid to lawn.

Location
Commissioners Road is a great location for many reasons. The A2/M2 are both a really short drive away, and you can be on the M2 heading for London within minutes via the nearby link road.
The nearest mainline station is Strood, which can be reached in just a six-minute walk, so there's no need to take the car, although the station has its own car park and further parking is available opposite. From Strood you can access high speed trains for London, or local services such as to Maidstone or the Kent Coast.
The house is a very short car journey away from Chatham Dockside retail food and leisure park (around five minutes through the Medway Tunnel) and here you will find an excellent selection of shops, fine eating places and an Odeon cinema complex.
This is also a good location for schools, and a number of well-regarded primary and secondary schools - including Medway grammar schools - can all be found in the general area.
The beautiful and historic City of Rochester, with its very old high street, fine restaurants and antique shops, is around a mile away, and which is a very real and prestigious tourist attraction.
Twice a year Rochester plays host to the Dickens summer and Christmas festivals where the High Street and castle grounds become a hive of activity, and which provide some real must-see events!
Strood Sports centre is about a ten-minute drive away and which boasts an indoor heated pool as well as outdoor and indoor sporting activities.
The town centre has a good selection of shops, and there are Tesco and Morrison's supermarkets within easy walking or five minutes driving distance

Seller’s Comments
This is what the owner has to say...

We viewed this newly-built house in early 1997 and immediately knew that the search for our dream home was over. Twenty one years later we are very reluctantly moving on, but only after having amassed some wonderful memories of our time spent here.
The property is not overlooked at the front, while at the rear there is a short five-minute walk to the picturesque riverside area and Strood station. A few minutes further on lies Strood town centre, but only if you have resisted the temptation to turn left and cross the river into the heart of Dickens’ country, namely the historic city of Rochester, with its famous castle and cathedral, both of which can be seen from the house.
We have been lucky enough to have had wonderful neighbours, most of whom have also been here since buying new in 1997, which must say something very positive about both the neighbourhood and the houses themselves.
It will be a hard home for us to leave, but a wonderful one to pass on to its fortunate new owners.
