A waterside Victorian villa with a wonderful outlook over the Kyles of Bute

Tighnabruaich is a quiet waterside village. Nearby, there are good local inns, hotels and first class restaurants famed for their seafood. Dunoon and Rothesay provide wider shopping facilities. Local clubs cater for art, horticultural and craft interests amongst others.

Tighnabruaich has its own primary school. Secondary schooling (day and boarding) is available at Dunoon (25 miles).

The area offers much in the way of outdoor pursuits with fantastic cycling routes and kayaking and is well known for its natural beauty and dramatic scenery. Ever popular with the sailing fraternity, the area has also much to offer wild life enthusiasts; cormorants, herons, guillemots, seals, dolphins, porpoises and basking sharks have all been observed. Sea, river and loch fishing is available in the area. Kames has a nine hole golf course and a tennis court.

The world's last sea-going paddle steamer, the Waverley, calls regularly at Tighnabruaich on excursions. The Kyles of Bute Sailing Club is in the village. The RNLI lifeboat based in the village provides reassurance.

Nearby is Portavadie Marina which has had significant investment over the last few years. It is home to many a fine craft, a restaurant, a hotel and self catering accommodation. In addition, there is a new world class spa & leisure facilities in Portavadie Marina.

The Grove is a fine Victorian villa built in stone under a slate roof with wonderful views over the Kyles of Bute. It is a bright house in excellent condition which has been reconfigured to locate the main living area and kitchen on the first floor, at the front of the house, to take full advantage of the views.

Storm doors open to a vestibule from where a glazed door leads into a reception hallway with deep cornice and two storage cupboards. The sitting room at the front of the house has a bay window and a wood burning stove set in a handsome black marble fireplace. There are three bedrooms and a bathroom on the ground floor. One bedroom has an en suite shower room. Off the rear hallway there is a large utility room, formerly the kitchen, with an oil-fired range unit, fitted wall and floor units and plumbing for a washing machine. A small flight of stairs from the rear hall leads to a fourth bedroom, originally a maid's room.

The polished timber main staircase is of particular note with a beautiful stained glass window on the half landing. There is also a secondary staircase to the first floor from a side hall.

The main living area and kitchen spans the entire width of the first floor. Originally three rooms, it is now open plan and has windows on three aspects and is a wonderfully light space, with the majority of the windows overlooking the Kyles of Bute. The beautiful drawing room area has a bay window and a white marble fireplace. Between it and the kitchen area is a space for dining. These two areas have detailed cornicing. The kitchen has fitted floor and wall units, incorporating an integral oven, dishwasher, fridge and freezer. A large central island incorporates an electric hob. The bright master bedroom has views towards the village. There is a large family bathroom on this level, with bath, wc, wash hand basin and shower. There is also a separate wc adjacent to the bathroom.

Grove Brae leads up past the side of the house and gives access to a parking area which can accommodate several cars. A store and a workshop are attached to the rear of the house and there is a large timber built shed in the rear garden. There are gardens to the front and rear of the house which are mainly lawned and are enclosed by stone walls or hedging.
