The dual aspect sitting room is a lovely light and airy room with views over the creek to the front and a bay window providing a peaceful place to sit and admire the valley views. The Minsterstone feature fireplace and surround houses an open fireplace. The dining room is located opposite the sitting room and again has a big sash window to the front, with views out over the creek. Towards the rear of the property is the kitchen which is another light room with a large window to the rear. Fitted with a range of cupboards and drawers, with a worktop over and an inset stainless steel sink unit and to the far side a Rayburn is set within a recess with a large granite lintel above. The rear lobby gives access to the rear courtyard and the useful pantry, which is fitted with slate shelves, there is also a handy utility room which has been fitted with a range of cupboards and shelves. In addition there is a separate WC, coal bunker and greenhouse.

The first floor has a light and airy landing with the feature arched sash window to the rear providing views out over the rear garden and rolling countryside beyond. The stripped pine doors give access to four bedrooms, a separate WC and a family bathroom with both bath and shower and a large airing cupboard. Each bedroom has a large sash window and window seat providing views out over the creek or towards the rear garden.

GROUND & GARDEN
The property sits centrally within its own land with a gently sloped rear garden mainly laid to lawn, having been planted with a variety of fruit trees, bordered by mature hedging. This area provides a tranquil spot to take in the fantastic views of the village of Gweek, its countryside and creek. To the front of the property there is a low wall with granite gate posts and a decorative metal gate. A central pathway which leads to the front door and to the side of the property and to either side there is a gently sloped lawn, edged with garde II listed walls to either side along with mature trees and shrubs with a flower bed border to the top. From the road, the concrete driveway gives access to the parking area and outbuildings, along with gated access to the paddock, which is just over an acre in size, ideal for a pony or other small animals. There is a range of outbuildings and stables located to the top of the drive, with the majority built of block construction.

SURROUNDING AREAS
The old port of Gweek is located at the head of the Helford river and is the furthest navigable point on the tidal river. It has been a port since Roman times and was a thriving port in the Tudor period with all but the biggest sailing ships able to dock here. The decline of waterborne trade and the gradual silting up of the river during the late 19th century led to Gweek becoming a charming, riverside village with a pub a combined post office and shop and boatyard.

The market town of Helston is close by with day-to-day shopping needs, a local primary and secondary school and various leisure and recreational activities. The town of Falmouth with its superb sailing waters is located only 7 miles away, where there are excellent beaches, the National Maritime Museum, Marina and a wide range of shops. In recent years the town has become very cosmopolitan and benefits from a wealth of individual shops, excellent restaurants, bars, and also provides all main shopping needs.

The Cathedral City of Truro, which is approximately 19 miles distant, boasts comprehensive shopping and leisure amenities as well as the county's leading educational facilities. There is a rail link from Falmouth to Truro and a mainline station from Truro direct to London Paddington.
