Full description

Rural tranquillity is the essence of this delightfully warm, attractive and friendly family farmhouse. However, although it is on the outskirts of Acol village and surrounded by farmland with stunning countryside views, it is still only about 200yds from the Canterbury Road that leads to the Thanet Way for Canterbury and London and only a mile from the charming village of Birchington. It was originally built in 1933 as a small two bedroom cottage but was considerably extended when it became the farm manager's main residence.

As you sweep through the curved wall and gated entrance the first thing you notice is the truly stunning garden that perfectly compliments the elegant, spacious and very well maintained interior of the house. If you enjoy entertaining the accommodation is superb. There is a very large light and bright dining room with five bi folding doors that open into the even larger lounge with its charming fireplace so you can hold very large parties or delightful dinners. To add to that there is substantial and very impressive Victorian style conservatory with panoramic views overlooking the garden and french doors out to a sheltered terrace where you can host barbecues or just relax in the sunshine. The very spacious contemporary kitchen includes an inset range cooker, an American fridge freezer and a dishwasher while the cloakroom and utility room are nearby. Just inside the front door is a good sized and very well fitted study that is very useful if you have business visitors as they don't need to go into the private areas of the house.

Upstairs there is another lovely surprise – a large south facing terrace that is accessed from the landing where you can enjoy your morning coffee or your afternoon tea looking at the truly spectacular views across the garden and to the fields beyond. Off the landing there are four good sized bedrooms including the master with its wall of fitted wardrobes and shelving as well as a shower room and the family bathroom with its Jacuzzi bath.

Outside there are so many aspects of this beautiful and very secluded garden to take pleasure from. Whether it is the very well maintained lawns surrounding the property, the colourful flower beds adjacent to the patios, the fish pond with its charming water feature that encourages wildlife such as frogs and toads or the variety of fruit trees, shrubs and plants. A pergola leads you through to the large but well concealed vegetable garden.

What the Owner says:

We moved here about 14 years ago and have thoroughly enjoyed every moment but health problems mean that sadly time it is time to downsize but we still want to stay in the same area and will probably move to Birchington. One of us wanted to live in the country and the other wanted to live by the sea so this house was the ideal compromise. Indeed, we fell in love with the quiet countryside location where we only have two neighbouring houses yet we are near enough to walk to the main road and bus stop so we can go into to Birchington without having to drive if we don't want to and it is only a 20 minute walk to our favourite spot - Minnis Bay. When we moved here the garden was very overgrown so it has been a labour of love creating the beautiful outdoor space you see today. We also built our lovely conservatory where we spend much of our time watching the variety of birds in the garden and we also installed the new kitchen about five years ago.
Nearby Birchington is a charming village with its range of individual shops, supermarkets, hairdressers, nail bars, vets and a medical centre as well as the mainline station. There are some excellent restaurants and pubs in the vicinity including The Smugglers and the Powell Arms plus Quex Park with its museum and outside complex incorporating a garden centre, leisure activity areas, craft shops and a livery stables for horsey enthusiasts.
