Full description

Tenure: Freehold

A prime residential development opportunity within a village setting on the edge of the Snowdonia National Park, with potential for 24 residential dwellings.

Situation
The site is situated in the village of Gwyddelwern, within a short drive to the north of Corwen. The village of Gwyddelwern has a pretty church, a popular public house and a primary school, which is within a very short walk. Ruthin offers an excellent array of local amenities and facilities, whilst Chester and Wrexham have a more comprehensive offering.

Local recreational opportunities include Rhug Estate Farm & Shop, sailing at Llyn Brenig, mountain biking at Llandegla and some wonderful walks within the Snowdonia National Park. The area has excellent transportation links via the A5 running across country, whilst the A494 heads towards Chester in the north east and Dolgellau to the north west.

Description
The site extends to approximately 2.25 acres fronting the A494, Corwen to Ruthin Road. The land adjoins the playing fields of the local primary school to the north and open countryside to the west, with wonderful aspects to the west towards the Snowdonia National Park.

Planning
Full planning approval was granted on 20 April 2000 by Denbighshire County Council for the construction of three terraced houses and four semi-detached dwellings and the formation of a new vehicular and pedestrian access under Application No: 06/2000/0145 (Phase One). The foundations for one pair of semi-detached houses have already been installed, along with a vehicular and pedestrian access, thus the planning approval has been implemented as the development has commenced on site; therefore, there is an extant planning approval for the Phase One residential development on this site.

Whilst the adjoining land does not currently have planning approval, the vendor’s architects, Matischok & Ross of Ruthin comment as follows:

• The site falls within the development boundary of the main village of Gwyddelwern – as shown on the LDP Proposal Maps.

• The site has been designated for residential development under Policy BSC1 – described as “land to the south of school” and for 24 dwellings.

• Subject to the compliance with the relevant Planning Policies, the site offers potential for residential development.

The potential Phase Two development has previously been designed for the construction of 17 dwellings, comprising four pairs of semi-detached dwellings and 9 terraced houses, along with open space and generous gardens to all properties.

A copy of the planning approval and relevant plans can be provided and emailed from the selling agent.
