All available NewShare properties are located in the London Borough of Newham. Site Sales lists these under the Shared Equity option of ways to buy on Rightmove. Check in often as we are regularly adding new properties.
This exciting new Shared Equity scheme offers potential home owners, who are currently frozen out of the London housing market, a helping hand onto the property ladder.
NewShare enables you to buy 50% or more of a home using a deposit and a mortgage. Newham Borough Council then fund an Equity Loan for the remainder of the purchase price, charging a low annual fee, to keep the product affordable for you. You can then purchase the remainder of your home as and when your circumstances allow.
For example, if you purchase a home at full market value of £200,000 at a 50% NewShare purchase you will pay £100,000 through your deposit and mortgage. Newham Borough Council will then loan you the remaining 50% (£100,000) and charge an annual fee of 1.75% (£1,750 pa). This loan is for up to 25 years and can be repaid in full at any point in this period or when you come to sell your home (whichever is sooner).*
The Borough of Newham offers enormous potential as a place to live and work. It is a thriving area which is rapidly emerging as a centre of commerce and culture. Situated just three miles from the City, Newham was the main host borough of the London 2012 Olympics and houses the Queen Elizabeth Olympic Park, Westfield Stratford City and the ExCeL. Newham has the youngest and most diverse population in the UK which makes for an exciting area rich in culture, flavour and atmosphere. The borough's youthful vigor and creativity has fused with the traditional East End values of warmth, friendliness and community spirit to make Newham a welcoming place with a unique character. Nearly ten per cent of the borough is green space and residents can take advantage of a range of sports and leisure activities around the borough's parks.
There are a range of 1, 2 and 3 bedroomed homes available through NewShare, with new properties being offered all of the time.
Terms, Conditions & Qualifying Criteria
*To be eligible for the scheme financial criteria may apply and all potential applicants are subject to a financial assessment. Applicants can not own any other property. Priority will be given to purchasers who are registered on the Newham Borough Council housing waiting list, those living and working in Newham and those who do or have worked for the armed forces. All applicants will be required to be financially assessed prior to viewing a property or being accepted onto the scheme. Equity loans will incur an annual fee of 1.75% of the unsold equity and will increase annually at a rate of RPI plus 1%. Further terms and conditions apply and are available upon request.
Your home maybe at risk if you do not keep up repayments on your mortgage or any other loan secured upon it.
