This stunning family home occupies a large corner plot five minute’s walk from the centre of this attractive Welsh market town. With almost any property this close to a town centre, parking can be an issue but not here. A wide gateway gives vehicle access to a gravelled turning area offering space for at least four cars, even without resorting to the detached garage.

Entering via the back door as I often do, it being the tradesmen’s entrance, we find ourselves in the kitchen. A long room with to our right, the ‘utility room’ end, with plumbing for a washing machine and dishwasher, all being kept separate from the more creative department. To call this a galley style kitchen does it a disservice as although it is long, lack of width is not a problem and it is fully and luxuriously equipped, with a breakfast bar to one side for those informal snacks or hurriedly seized bites on the way to work. At the end of the room is a set of double doors leading into the conservatory…..

This is the crowning glory of this lovely home, a very large space with a circular dining beside the doorway which is accessed from both the kitchen and the lounge so it is, in effect, two distinct rooms with a dining table adjacent to the kitchen and two 3 seater settees with occasional tables and a large TV providing another sitting room. Fabulous but what about the winter? No problem, as there are radiators running from the central heating system to keep you toasty, even as the snowflakes fall.

Opposite the back door is the entrance to the large square internal hallway with its quality wood effect floor, making cleaning a pleasure (who are we kidding….cleaning is never a pleasure, no matter how nice the floor!). Moving clockwise round the hall we come first to the comfortable lounge, which is almost 16ft x 16ft, so a very good size. This features a log effect electric fire, another set of double doors opening onto the remainder of the conservatory. To the front of the home is a large picture window looking out onto the magnificent garden.

Next on our clockwise tour we find the front door, then a large storage cupboard and an archway leading to the stairwell, before we arrive at the first of the ground floor bedrooms. This is a large square room with double aspect windows maximising the garden views and containing a big wardrobe, two chests of drawers, dressing table, two bedside tables and a full sized double bed, while leaving bags of free floor-space.

Then comes the other ground floor bedroom; a similar size but with a single window which in no way makes it noticeably darker than its twin. Completing the tour there is another useful storage cupboard and before we return to the kitchen door, we find the bathroom.
Here the wooden flooring continues in from the hallway and the room features a shaped bath with mixer taps and shower attachment behind a glass shower screen and also, a full sized walk in shower in the opposite corner. This is run from the mains via the gas combi boiler, so no more feeble trickles for you.

Moving through the archway, there is a square vestibule attractively lined with bookcases and leading to the broad staircase. Climbing this puts us on a square landing, where we are up in the roof with eaves that slope down to a small door. This is labelled “The Den” and gives access to storage space that is boarded out around the full perimeter of the home. This exciting hide-away has seen generations of small children scuttling in and out, following their imaginations as they have various adventures beyond the understanding of mere adults. As I said earlier, this is a family home in the truest sense….but then, if your children have outgrown such things, you will never want for more storage space!

To one side of the landing is a beautifully equipped bathroom again with a walk in shower and velux roof window. The other side reveals the master bedroom, fabulously lit via its huge Velux roof mounted window and offering real sense of peace and space.

Moving outside through the conservatory doors there is a patio area festooned with flower pots and tubs giving a riot of colour. This looks down over a lower section with a garden shed and given over to decorative gravel. The garden was carefully designed to provide the maximum colour and interest, for the minimum of work and upkeep….now that’s genius…. Surrounding the whole plot are raised brick flower beds, mainly filled with low maintenance shrubs.
Moving round to the front of the home there are manicured lawns and a decorative circular patio with table and chairs, shielded from the road by small hedge and various decorative trees and shrubs.
