The South Hams is renowned for its unspoilt, rolling, partly wooded countryside, with many pretty villages and also for its spectacular coastline with numerous beaches and estuaries, as well as such well known centres for sailing as Dartmouth and Salcombe. There are many and varied opportunities for countryside walks, all along the stunning coastal path and to the north, within easy reach, is Dartmoor National Park, renowned for its fabulous scenery and opportunities for walking, riding, fishing, etc. There is a shop at nearby California Cross and a primary school in Diptford. Within easy reach is the popular town of Totnes, which provides a wide variety of local facilities, including shops, restaurants and secondary education and to the west is the pretty Georgian market town of Modbury.

From the gravel courtyard area to the rear of the house, the stable type entrance door opens to an entrance porch with glazed door through to the kitchen/breakfast room with slate tiled floor, fitted base and wall cupboards and granite worktop, sink and drainer, 4-oven “Everhot” electric fired cooker with induction hob and hot plate, dishwasher, tall fridge, freezer, Miele coffee maker and microwave.

From the kitchen a door leads through to the study with doors to the cloakroom and the sitting room with exposed ceiling joists and from here a door leads on to the large drawing room/dining room with stone fireplace with slate hearth and woodburner, built in window seats, exposed ceiling joists, built in understairs cupboard and door to the porch and front door.

From the drawing room a spiral staircase rises to the landing, from where there are steps down to a lobby, with glazed door out to the rear gardens and terrace and further doors to the walk in airing cupboard with gas fired boiler and plumbing for washing machine and a shower room. From the landing, further doors lead to the principal suite with bedroom having stunning views across the hamlet and surrounding countryside to Dartmoor in the distance and a shower room. Further doors from the landing lead to bedrooms 2 and 3, the first of which also enjoys the beautiful rural views to Dartmoor and double doors connect through to the principal bedroom.

From the kitchen/breakfast room an open tread staircase with wrought iron railings rises to the guest suite, with bedroom having dormer windows, again enjoying the fabulous views over the surrounding countryside to Dartmoor and a bathroom.

Behind the house and on the opposite side of the courtyard is the detached, self-contained annexe cottage, which consists of fitted kitchen, shower room, sitting room and bedroom on the ground floor and stairs up to a bedroom with separate WC on the first floor.

To the front of the house is a small, enclosed courtyard garden and a glazed door opens into a stone store shed adjoining the house.

To the rear of the house, double wrought iron gates open to the gravel courtyard area between the house and annexe cottage. A gate from here leads to a flight of steps up to a slate paved terrace area and further steps rise from here to the gently sloping lawned rear garden incorporating another paved terrace and bounded by a bank and hedge.

To the west side of the house is a further gravelled terrace area and timber summer house, from where there are stunning views over the surrounding rolling South Hams countryside to Dartmoor in the distance. Beside the house is a garage building and on the opposite side of the road a five-bar gate opens to a level, grassed garden area and the stone bridge over the lane, enclosed by fencing and hedging and being part of the former carriage drive to Curtisknowle House.

Beside this area is a large wooden store building and the old carriage drive continues down into the valley, with banks of rhododendron and unspoilt areas of woodland to either side, being a haven for wildlife and providing a delightfully peaceful and private place to walk.

Beside the house, on the opposite side of the lane, is a parking area for two cars and a store shed. The current owners have obtained planning permission (application no. 17/2435/15/F) from South Hams District Council to build a 2 bay garage with storage loft above within this area.
