DESCRIPTION Old Leat is approached along a quiet country lane serving just a few properties. Two separate five bar wooden gates (one electrically operated) give access to the drive in-drive out driveway and the garage. There is ample parking here for several vehicles.

The property is arranged over two floors and offers truly flexible accommodation. The ground floor provides a spacious bedroom with ensuite shower room and a separate cloakroom. There is a further bedroom with interconnecting door to the annexe (please see information relating to the annexe below) and a second door giving access to the extensive under house storage areas.

On the first floor the layout has been carefully planned to make the most of the space, natural light and the pretty setting, whilst maintaining clearly defined rooms. The spacious living room is very special indeed and has a vaulted ceiling giving a real feeling of height. The large windows draw the outside in this a fantastic space in which to relax. There is a large dining space, good sized kitchen, a conservatory, study area, utility room and bathroom with a spa bath. The first floor also includes the spacious and elegant master bedroom with its vaulted ceiling, lovely garden views and direct access onto the terrace and gardens. The room is complimented by a large modern wet room and has lots of built in storage. The second bedroom is another large double room overlooking the front of the property.

The self-contained annexe can be accessed via its own front door or through the second ground floor bedroom. It offers a bright, generous bed sitting room which overlooks the front garden. To the rear of the annexe there is a good sized modern kitchen/diner and accessible modern shower room.

OWNERS COMMENTS "We love the space both inside and out, with the rooms that flow naturally from one to another. Its lovely rural location without being cut off from civilisation. The best of both worlds! Old Leat really is a great space to entertain family and friends, it's a great party house when its needed and has really served us well over the years. We've loved the location being just minutes from the delightful and historic town of Bovey Tracey which offers a good selection of shops, café's, post office and The Devon Guild of Crafts. Just a few minutes in the other direction and we are onto the open Moor and all the wonderful scenery. One of our favourite places to visit is Teignmouth, we love the fact we can be by the sea in just twenty minutes or so. There aren't many locations where you can walk the dogs on the moors in the morning and be on the beach in the afternoon!

The wonderful garden has to be one of our most favourite things at Old Leat, it's at its best during spring and summer, a real gardener's paradise. It's a great place to unwind and watch the amazing range of birds and wildlife. Ian added in the model railway, which everyone loves. There are tunnels and bridges going right around the garden- a train enthusiast's dream! It can of course be taken away easily if needed, however it would be a shame as it is lots of fun!

Old Leat has been a wonderful family home enjoyed by our extended family. We have been lucky enough to share the house with 3 generations making use of the lovely spacious annex. We will miss Old Leat very much but it's time for our next adventure now. We hope the new owners love it as much as we have!"
