Thornscroft is a charming detached older-style family home, situated within the conservation area of Mill Hamlet, within close proximity of Pagham Harbour Nature Reserve with views over nearby farmland and the Reserve itself. The property is beautifully presented throughout and offers character typical of the time it was built which we understand to have been 1936.
On the ground floor there is a superb double aspect sitting room with deep set open fireplace and casement doors providing access out on to the rear gardens. There is also a kitchen/breakfast room and a dining room on the ground floor.
On the first floor there are three bedrooms, each having good views as well as a separate cloakroom and bathroom.
Of particular note are the beautifully tended gardens with off road parking and garaging at the front and workshop to the rear. The gardens are predominantly laid to lawn, interspersed with paved patio and terraces and provide a lovely backdrop to the property.
Properties rarely become available in the area, described by Ian Nairn in the Sussex edition of the Buildings of England as being like a miniature Bosham. The quay was once a busy port loading ships bound for France during the Napoleonic Wars. As the channel silted up, activity gradually declined and now this area of harbour is a beautifully tranquil nature reserve famed for its wide variety of water birds. The local pub, The Crab & Lobster has a very successful restaurant. The coastal town of Selsey, a few miles to the south, provides some local shopping whilst the cathedral city of Chichester provides a further good range of shops and restaurants arranged partly within its pedestrianised centre. Chichester is also home to the Festival Theatre and Pallant House Gallery.
Sailing and beach sports are the predominant pastime in the area with a choice of sailing clubs nearby, most notably at Bosham, Itchenor and the nearest being at Chichester Marina. The nearest beach can be found at Church Norton and along with the beaches of East and West Wittering are suitable for bathers, wind-surfers and kite surfers. To the north, the South Downs National Park provides beautiful countryside with many opportunities for walking, riding and mountain biking. Goodwood is a significant attraction with its internationally renowned race course and also hosts the annual Festival of Speed and the September Revival meeting at its historic motor circuit.
