THE STORY

Sitting on the veranda, looking out over her sunny garden, Birte Ditchburn says life on Mersea Island is like being on holiday every single day. "I love it here and will never move from the island," she admits. "This is such a peaceful and beautiful place to live, and village life is so nice. We used to bring our boys here in the summer when they were younger and always enjoyed it so much. Now I could never imagine being anywhere else." She loves the secluded aspect of Kansu, with its beautiful, mature garden, and she enjoys being able to stroll down to the beach whenever she chooses. "It is just a short walk down there and I have beach hut where I like to spend time when I am not in my garden," she adds. "This does feel like a permanent holiday and I am sure that whoever lives here next will agree."

EASTERN PROMISE

It was 22 years ago that Birte first moved to Mersea. "This house was built in 1934 by a man who was a missionary and had three daughters," she explains. "He built a chalet bungalow for each of them, calling this house 'Kansu,'" which is an Indian name." With its long veranda, which used to look out towards the sea, the property still has something of a colonial style. "Later, it was owned by my son's in-laws as a holiday home," she continues. "My son and daughter-in-law then moved in permanently and opened a nursery school here." The couple decided to move on, however, when they started a family of their own, she explains. "When he told us he was selling, my husband said to me: 'Why don't we buy it?'"

FOLLOWING THE SUN

Kansu had been well cared for but Birte and her husband have made a few changes of their own over the years. "We changed the nursery room into a drawing room - the house now has two drawing rooms; we also decorated it and had new flooring laid in places." The ground floor of the house now comprises the large drawing room, which opens into a sun room, as well as the smaller drawing room, a dining room, a conservatory and the kitchen breakfast room. "Both the drawing rooms, the dining room and the veranda face south," she says. "The conservatory at the back faces east, which makes it lovely in the morning, and the front of the house faces west. There is always somewhere here to enjoy the sun."

GREAT POSSIBILITIES

At ground floor level there is also a study, which can double as a bedroom if required, and that is close to the bathroom and shower room. Upstairs, there are three more bedrooms, a bathroom and a dressing area. Above the nursery is an additional bedroom, office or living space. This part of the house could be used as a separate, self-contained annexe, should new owners require it. "It could also be returned to business use if they wanted to work from home," Birte observes. "There are lots of possibilities here."

OUTDOOR LIFE

Kansu's secluded setting has been a source of endless joy: its leafy borders have offered exceptional privacy and its mature plantings give year-round colour. "It is so beautiful - everyone who comes here falls in love with it," says Birte. The island is a great place for nature lovers, she points out. "There are good places to walk and to cycle; there is a country park and nature reserve." Mersea is, of course also known for its sailing. "My son and his family are all great sailors - this is the perfect place to live if you want to be able to go out on the water whenever you choose."

ISLAND APPEAL

The area is celebrated for its seafood restaurants, pubs and independent shops. Yet from here it is also easy to travel into Colchester, with its array of high street stores, leisure facilities and historic sites. Mainline trains from Colchester Station run into London Liverpool Street, making journeys into the city straightforward. "People enjoy Mersea Island so much that they travel out here from London to go to the restaurants and the beach, or to go sailing," she adds. "This is a lovely place to visit but it is even better when it is your permanent home."

SETTING THE SCENE

Kansu is set in beautiful, mature gardens that offer a high level of privacy. There are lawns and areas with leafy trees and bushes. The property includes a terrace for outside dining in the summer, and the veranda and conservatory for enjoying the garden at other times of year. There is also a delightful children's playhouse, a driveway, with off-road parking for numerous cars, and a detached double garage.

WHATS NEARBY

The island of West Mersea lies to the south of Colchester and the Seaview Avenue house enjoys excellent access to the beach. The village centre is just a bike ride away, offering everything a family needs including local stores, a butcher, a Tesco, doctors, dentist, vets and a primary school.
West Mersea is also known for its yacht club, sailing club, bars and restaurants, and the well renowned Company Shed and Oyster Bar. There are many sailing events taking place on the island throughout the year including the annual Regatta.

Colchester and its high street shops, cafes and leisure facilities is within easy reach and there is also a good range of schools in both the private and public sector. Colchester has great access to the A12 at Lexden, and Colchester North Station, Marks Tey and Witham station offer direct links to London Liverpool Street with services running every 15 minutes.
