Located in a sought-after area of the town, Asilomar is a modern contemporary home offering good sized, versatile family accommodation.
The accommodation is of a reverse layout design and lends itself to having part used as a self-contained annexe if required with very little work. The property is beautifully presented throughout and some features include solid wood flooring to both the outer and inner entrance halls, the principal landing area and the sun room. The dining room and kitchen are fitted with Amtico flooring and there are feature apex windows to both the front and the rear elevations. Two of the three en-suites have also been refitted in recent years. Beautiful views over the town and down the valley towards Dunmere can be enjoyed from the front of the property.
The property is approached from Love Lane, over a private lane and into the entrance drive which provides off-road parking for several cars. There is a level lawn bounded by hedging and a raised planted border finished in chippings and sloping up to one side. There is a wide wooden seat built in to the bottom of this area. To the other side of the property, steps lead up to the side utility room door and beyond to the rear garden.
The front door has decorative coloured and leaded glass work with matching side panels and opens into a spacious outer hall with windows to either side. An inner door then opens to the inner hall which has a walk in under-stair cupboard. To either side doors open into two large double bedrooms. Bedroom one to the right has a walk-in double wardrobe and a luxuriously fitted and fully tiled en-suite shower room. This comprises a double shower cubicle, vanity sink with heated mirror over, w.c. and electric underfloor heating. Bedroom two has a dressing room with an en-suite bathroom alongside. This comprises a shaped bath with shower over, vanity sink, w.c. and heated towel rail.
The stairs lead up from the ground floor to a half landing. Here an opening leads through to an inner hallway and this is the area that could be sectioned off as an annexe if required.
To one end of the inner hall there is a utility room with a good range of floor and wall cabinets and roll edge worktops incorporating a stainless steel sink unit with mixer taps. There is plumbing and space for a washing machine and tumble dryer, door to the exterior, wall mounted gas central heating boiler and a built in airing cupboard housing the hot water storage cylinder. Also off the hall is a cloakroom with w.c. and wash hand basin and a door which leads into bedroom three. This is another good sized double bedroom which has an en-suite shower room. A wooden spiral staircase leads up from the inner hall to a galleried second floor study or occasional open plan bedroom.
The first floor landing leads through to the sun room at the far end with windows to three sides and enjoying the lovely views down the valley. Double doors open from the landing to the spacious lounge which has a gas wall mounted fire and also enjoys the views. To the other side of the landing further double doors open to the dining room and a wide arch opens from here to the kitchen. This is well fitted with a range of panel fronted floor and wall cabinets with roll edge worktops incorporating the sink with mixer taps.
There is a large Rangemaster stove with five ring gas hob, hot plate, two ovens, grill and wide ducted cooker hood over. There is also an integrated dishwasher and space for a fridge freezer.
Steps lead up the side of the property to the side door into the utility room. From here wide paved steps with chippings to either side lead up to a brick paved seating area which again enjoys the views. There is also a timber built storage shed/workshop which has power and lights connected.
Bodmin is a very popular town surrounded by beautiful and contrasting scenery with the Camel Valley and well known Camel Trail leading from the edge of Bodmin Moor to the north coast harbour town of Padstow. Bodmin Parkway Station is close by with trains running from Penzance to Paddington. Cornwall Newquay Airport is about a half hour drive only and the A30 trunk road gives easy access to the M5 in less than an hour. The towns strategic location is completed by being in the heart of the county which means that both north and south coasts are about a half an hour away. The towns attraction has also been enhanced by being about a twenty minute drive only from the world famous Eden Project.
