This is a lovely well-kept three bed semi in a pleasant semi-rural village location which is just about 4 miles from the centre of Mold. Treuddyn offers a great deal to young families, with two schools (one Welsh, one English), a thriving community spirit and various facilities for youngsters. The front door leads us into a small lobby with a glass panelled inner door putting us into the hall at the bottom of the stairs. A further door leads to the lounge. A good sized room with a large picture window overlooking the pleasant front garden and a living flame feature effect electric fire. From here a doorway leads to a dining room with a large under-stair storage cupboard. This is big enough to cater for its current use as a dual purpose lounge/diner but in all honesty would make a far better ‘pure’ dining room.

An archway leads us into the kitchen which has a nicely tiled floor while the units themselves, although perfectly functional are very much of their period and some may feel an update is due. Having said that, for anyone moving in and on a budget, this is an improvement that could be made at leisure as finances permit because everything you really need is already here. This room also houses the regularly serviced oil fired central heating boiler.

A door off the kitchen gives access to a very useful utility room, housing all manner of the sort of clutter that always needs a home and plumbing for a tumble drier which is vented to the outside to allow all weather washing.

Another door takes us into the bathroom. This has been recently refurbished and features attractively tiled floor and walls, bath with electric shower over and a lavatory and hand basin set against a modern cupboard system.

Upstairs to the three bedrooms, the smallest of which is, in all honesty no more than a single but suitable for a youngster. The other rear facing bedroom is a comfortable double and also contains a corner airing cupboard housing both the hot water tank and linen storage shelves.

To the front of the home is the principal bedroom. This is a large comfortable room, filling the whole width of the home and having fitted wardrobes beside the chimney breast. On the other side, there is another door giving access to a walk in wardrobe giving enough space for even the most fashion conscious.

Outside to the rear of the home is a generous paved area which, being sheltered and surrounded by greenery, makes an ideal spot to relax with a drink and a BBQ. There is also a wooden storage shed for those garden implements and something else to note; the detached garage, although fitted with a ‘flat’ roof, it is actually nothing of the sort. Being raised quite considerably at the up-and-over door end, it is impossible for water to pool on the roof, preventing the eventual leaks that normally sound the expensive death knell for this type of construction. It may sound small point, but is one that will save a great deal of money one day!!
