The surrounding rolling East Devon countryside, has footpaths and bridleways in abundance offering a range of recreational opportunities. Nearby Kilmington has a farm shop, two inns, garage, primary school and a village hall. This rural property enjoys a great deal of privacy, set alongside a quiet lane, whilst the bustling market town of Axminster offers all of the facilities one would expect, including a supermarket, independent shops, the River Cottage Canteen and Deli as well as recreational facilities including a sports centre with swimming pool. The nearby town of Honiton, which also offers a range of good local amenities and a twice weekly market. To the south, Lyme Bay, a dramatic stretch of the Jurassic Coast World Heritage site features the popular resorts of Lyme Regis with its famous Cobb and sand beach, as well as the nearby coastal villages of Branscombe and Beer. There are good transport connections locally including a mainline railway station at Axminster and good road connections both east and west with the A30/A303. The Property
This historical farmhouse originally dates back to the medieval period, but has evolved over the centuries with additions in the 16th century and late Victorian period, to create a unique harmonious property. Originally one of the farms of the Shute Estate, once owned by the Marquis of Northampton, it was part of a dispersal sale in 1950’s. Constructed of local stone with mellow brickwork under a tiled roof, the property has spacious and light accommodation. Over the last thirty years the current owners have lovingly restored and refurbished the property to create a welcoming family home. They have retained much of the charm and character of the house, which is evidenced by the wealth of original features including stone flagstones, massive beams, an inglenook fireplace with bread oven and original joinery. The property has been sympathetically extended by integrating the adjoining barn to create a superb spacious drawing room with a master bedroom suite over, accessed by a bespoke wooden spiral staircase. There has been a sensitive use of natural materials such as solid wood floors, a hand-made wooden staircase and reclaimed flagstones to marry the old with the new. The attention to detail has extended to period fittings in the bathrooms and a farmhouse kitchen with a 2 oven Aga. The Shippen was originally converted as a granny annex, but now is used for short term lets, but would also be ideal for holiday accommodation. There is a courtyard to the rear of the farmhouse of traditional farm buildings, well maintained and re-roofed where necessary, that are suitable for a variety of uses. The surrounding grounds include gardens and paddocks.
See Floorplan for accommodation and measurements.

Lot 1 Lower Hampton Farmhouse, The Shippen, farm buildings and pastureland divided into four paddocks with areas of coppice and wildlife pond overlooking the Umborne valley. In all about 11.54 acres (4.66 ha).
