"Before moving here eight years ago, we'd lived in a much larger property on the high street for twenty years," says Carey. "We'd originally moved here from London, but when the children flew the nest my husband and I decided to look for somewhere a bit smaller, but it had to be in Mistley. We fell in love with the place the minute we moved here; it has such an amazing sense of community and there's a fantastic mix of mostly creative people who tend to move here and then, like us, stay for many, many years. I'd describe the village as a real hidden gem and I honestly wouldn't dream of living anywhere else."

"So we knew we wanted to stay in Mistley, the only problem was that there was nothing suitable for sale. So I decided to drop hand-written notes through people's letterboxes on the off chance that someone was considering a move and, lo and behold, I got a response. The old lady who lives just next door also owned this house, but she'd always been reluctant to sell, however as my children and I had regularly sponsored her walks for the donkey sanctuary, she agreed to sell to us!"

"It's fair to say that back then the house was an absolute wreck. There was no bathroom, the toilet was at the end of the garden and the interior was in a terrible state, so our team of builders worked their way through from top to bottom carefully renovating absolutely everything'. The roof and rafters had to be replaced, the entire house was re-wired and re-plumbed, we added two new bathrooms, tweaked the layout and redecorated throughout. I'd describe the interior design as quite pared back; the walls are painted white and we have the original wood flooring throughout, but that allows all of the lovely original features to really shine through and the white walls also serve to draw the eye to the beautiful old sash windows and the stunning view of the river beyond. We've definitely managed to breathe new life into this gorgeous old building and I'm proud to say that we've turned the house into a wonderful home"

Favourite Room: "If you asked my husband, I'm sure he would choose the open-plan kitchen/diner as his favourite room in the house, and I'd have to agree. He loves to cook and I can sit at the table and chat to him, possibly with a glass of wine in hand, while he's busy preparing the food, and it's a great place for cosy suppers with friends. It's the sociable space that everyone wants these days."

Favourite aspect of the grounds or surrounding area:"Mistley is a wonderful place with an amazing community. We have a beautiful village green that plays host to the annual Tea on the Green and big BBQs, The Thorn is a fantastic place for eating and drinking and a real hub of the community, and from the station it takes just over an hour to get into central London so it's a great place for a commuter."

Memorable event (if not another favourite room or unique feature): "One of my favourite features of this house is the view of the river," says Carey. "I can sit in bed and watch the ships coming in or the light of the moon reflecting on the rippling water, and we have a window seat in the upstairs sitting room, so when it's blowing a gale I love nothing more than to light the fire and just sit there gazing out at the sheer drama of the weather."

What they'll miss most / why they are leaving: "My husband and I are downsizing once more, but we'll definitely be staying in Mistley, so in terms of what I'll miss I'd have to say everything that we've done to this house," says Carey. "It's perfect and it's been the most wonderful home for the past eight years so we'll be very sad to leave."
 

OTHER BENEFICIAL FEATURES INCLUDE An integrated second fridge in the alcove in the dining area; two large floor to ceiling storage cupboards in the sitting room; a shower attachment to the bath and an electric heated towel radiator in the upstairs bathroom; a built-in desk/office area on the top floor; three large alcoves in the downstairs bedroom with hanging rails for clothes storage; in the en-suite bathroom/utility room downstairs there is plumbing for both a washing machine and a dryer, also there is a heated towel rail and electric underfloor heating in this bathroom; in the outside studio/office there is electric heating, telephone and ethernet connection, a built-in desk, large storage cupboards, and some shelves. 

OUTSIDE The charming low-maintenance paved courtyard garden to the rear has Mediterranean-style trees: pomegranate, loquat and fig and a flower border and is a very attractive place to eat out and relax by day and by night. There is outdoor lighting for the evenings.
At the end of the garden is a black weather-boarded garden shed with windows, electricity and sockets. There is plentiful wooden shelving and the current owners keep a deep freeze in there. There is ample room for benches, chairs and an outdoor dining table in front of the shed - which benefits from early evening light - a perfect place for a G&T!
There is an outdoor tap, the original pump for the bathhouse (which is now the office) and the original tin bath. A solid wooden gate leads out onto Mistley Quay where there is parking.

NEARBY The village of Mistley has a strong local community with several events organised throughout the year such as tea on the village green, barbeques, quiz nights etc. Most residents stay here long-term, enjoying the beautiful local surroundings of Constable Country. The village attracts many people working in creative fields as well as academics, chefs, teachers, actors and film makers to name but a few.

The village has a post office and shop, The Mistley Thorn restaurant, the Mistley Kitchen Cookery School and Shop, a café on the Quay and a hairdressers/beauty salon at the Station.

The attractive small town of Manningtree is less than a mile away along the riverbank and offers a wide range of facilities including a Tesco Express, Co-Op supermarket, pubs, cafes and restaurants (including local favourites Lucca for pizza and The Moghul for Indian). There's the excellent 'Wholefood Shop', a good local market, a vintage emporium, library, theatre, art gallery and sailing club as well as a doctor's surgery, dentist and fitness centre.
 

LOCATION Mistley enjoys good access to the A12, and train stations at both Mistley and Manningtree which have frequent trains into London Liverpool Street, taking one hour. There are excellent schools within easy reach and lots of lovely places to walk, cycle or spend the day. The Essex Way runs close by and you can walk to Dedham and back. Snape, Aldeburgh and Southwold are reached easily, as well as lovely beaches within a 25 minute drive at Frinton-on-Sea.
