Full description

Situated in the popular Princes Gardens location within Cliftonville is this beautiful three bedroom detached house built circa 1983. The current vendor has designed the property with a modern feel and is perfect for any buyer looking to move straight into a home. Set back from the road as you enter the property, to the ground floor there is a well-presented lounge with oak shutters and doors leading to a triple aspect conservatory, the layout flows from one room to the other with an opening into the new fitted kitchen/breakfast room with stable door and patio doors out to the garden. On top of the solid oak flooring is the exposed brick wall inglenook fireplace with a double sided log burner perfect for the winter evenings. There is also a W.C and access to the garage.
To the first floor there are three very spacious bedrooms, all with white shutters. The master bedroom boasts distant sea views as well as well-proportioned en-suite facilities, there is also a further family bathroom and a storage area that opens up into an office space. The current vendors have insulated and boarded the large loft space making it ideal for a growing family to add a further bedroom and en-suite with relevant planning permissions.
Externally to the front there is off street parking for 2-3 cars plus a garage and side access to the extremely well-presented rear garden with a summer house, a fully insulated timber garden room with power, a substantial decked area perfect for entertaining, turfed area and a paved section with mature trees and flowers adding vibrant colours.

At the end of Princes Gardens you will find the cliff tops and seafront with magnificent views, walks and cycle trails. Local shops and cafes in Cliftonville are a short walk away with Margate approximately 2 miles away with the popular 'Old Town', the Turner Contemporary art gallery and sandy beaches. Margate has a mainline railway station offering services to London Victoria and the high-speed service via Ashford to London St. Pancras.

The Vendor's View - We bought the property around 14 years ago, but it has been in our family for the past 35 years since it was first built. The house itself is beautiful and the location is absolutely perfect, being quiet yet convenient and only a 5 minute stroll down to the cliff tops as well as the stunning sandy beaches at Palm Bay and Botany Bay.
We absolutely love the open plan living area downstairs, which is an ideal space for entertaining or enjoying family get-togethers. We enjoy the ability to be able to cook and still interact and talk with any guests that we have while they relax in the lounge area. Perhaps our favourite feature is the open inglenook fireplace. Sitting in front of the log burner in Winter time is lovely and cosy.
The location is quiet and peaceful, with great accessibility to everything you could possibly need; including road and rail links, bus routes, doctors, highly regarded schools and, of course, excellent places to shop such as Westwood Cross (only 10 minutes away). We love the fact that the beach is mere minutes away, and the many coastal walks that you can take along the clifftops for many miles. There are plenty of local activities going on that you can get involved in, and fabulous places to eat out.
This is a lovely friendly and happy house and we have thoroughly enjoyed our time here. Our only reason for moving is to be closer to two of our children in Cambridgeshire, otherwise we would have happily stayed here forever.
