The subject land is accessed via a track on its southern boundary, this track connects to the B1223.

Directions - From Selby turn off the A19 on Water Lane (B1223) and head north west, continue through Wistow. At Cawood take the second exit on the roundabout onto Water Lane (B1223) and continue through the village. The subject land is situated just outside of the village on the rights hand side. The land can be identified by a For Sale Sign.

Description - The land is classified as Grade 3 agricultural land on the Soil Survey for England and Wales maps. The soil type falls within the Romney soil series described as being deep stoneless permeable calcareous coarse and fine silty soils suitable for cereals, potatoes and sugarbeet. It is also suitable for grass.

The land can flood when the river is high.
