Full description

Tenure: Freehold

"It was the house that initially attracted us. It offered a lot more than other houses we had looked at in the same price range, and had a garden size that we could cope with. Incidentally, it's recent modernisation had featured in an article in Country Life.

We were delighted to find we were in a "World Heritage" valley with unique cycling and dog walking opportunities - off the lead. It proved to be very convenient to Truro, Redruth and Falmouth, and its unusual layout was a honeypot for our grandchildren"

This property, filled with character is beautifully positioned nestled into its own grounds in a quiet location which is convenient not only for Truro and Falmouth, but also the north coast of the county.

An entrance porch leads into a large sitting/dining room which has large, double glazed, near floor to ceiling sash windows which allow light to flood in. A wood burner is a focal point in the sitting room whilst the dining area is of a size adequate for a large dining table and chairs.

The adjoining kitchen has room for a table and chairs in front of the comforting Aga. This is a nice sized room and has a range of white timber base cabinetry with glass door fronted wall mounted cabinets. To one side of the kitchen is a utility room with room for a washing machine and tumble dryer. There is a useful w/c at the end of this laundry room. On the opposite side of the kitchen is a rear door leading out to the garden and another utility room or pantry. Here, there is space for free standing fridges, chest freezers and has a sink, additional cabinetry and preparation space.

An attractive split staircase leads up from the sitting/dining room to a master bedroom on one side and further bedrooms on the other.

The first floor is remarkable due to its very high ceilings. This gives the well-proportioned rooms a sense of style. The master bedroom has dual aspect windows overlooking the front and side gardens. There are built in wardrobes and an en-suite shower room.

Turning right instead of left as you head up the stairs leads to two further double bedrooms, one of which is currently used as a study. A relatively recent addition to the rear of the house has added a fourth bedroom. This is the largest of all of the bedrooms, has triple aspect windows and an en-suite shower room. This suite is separated from the other bedrooms by a rear porch, making it ideal as a guest suite.

A second rear staircase from the rear hall takes you back downstairs to the kitchen.

Outside a gravel drive leads to an ample parking area in front of a large, detached stone garage with room for a car and workshop. The grounds around the house are raised to the rear and drop down to the front of the house. A level walkway from the drive provides access to the rear porch on the first floor. To the south and eastern side of the house is a lawned area with a stone wall at it's boundary. A wooden gate leads from the lane to a path leading to the front porch. There are a number of beautiful trees and plants all over the garden which offer an ever changing pallet of colours to admire. to the north and west side of the house steps lead up from outside the kitchen to a level lawned area which was originally part of the 1825 narrow gauge mineral railway line which closed in 1915. Parts of this line, away from the house, have now been converted into cycling and walking paths which are within easy reach of the home. At one end of this lawned area is an attractive patio which has lovely views of the surrounding countryside. To the western side of the garden is a large pond and further mature planting. This a sunny garden with plenty of interest and various areas from which to enjoy the fairly regular Cornish sunshine!

This house is much larger than initial appearance and is a very welcoming and comfortable home which deserves to be seen. Both internally and externally the property is well presented and has clearly been well looked after by its current owners.

Located in a small hamlet within the parish of Chacewater, Twelveheads sits centrally within the county with easy access to both the north and south coast. The neighbouring hamlet of Bissoe is the home of a cycle hire company, which gives access to the Coast to Coast 11 mile Trail and links the interior of west Cornwall to the harbour of Portreath on the north coast and the former port of Devoran in the south. The nearby village of Perranwell Station is within 2 miles and has a range of every day facilities including a local post office/general stores, public house/restaurant, primary school and railway station with links to Truro and Falmouth.

Truro is the administrative and cultural centre of Cornwall and offers a choice of primary and secondary schools, daily facilities including banks, building societies, shops, public houses and mainline railway station. Falmouth has the deepest natural harbour in Western Europe and is a major maritime and tourist centre. The Fal estuary and Carrick Roads are within easy reach and provide superb sailing waters.

The property offers oil fired central heating with a wood burner in the lounge and has a main water supply with private drainage. Council Tax band is D.

Using GPS entering the postcode is reliable. From Truro proceed onto the A39 towards Falmouth. After Carnon Downs, proceed along the dual carriageway; at the bottom of the hill, take the 3rd exit on the roundabout towards Bissoe. At the cross roads, drive straight over and follow this road, until reaching Bissoe cycle hire on the right. Shortly after the humpback bridge take the next right. Proceed along this road for approximately 1/2 mile and the house will be found on the left hand side.
