Through the back door we find ourselves in the spacious kitchen, with a breakfast bar, full complement of fitted units and all the necessary spaces and plumbing for those white goods so vital to our comfort and convenience. Warmth for this large room comes from a large stylish vertical radiator, while the room also houses the gas powered combi central heating boiler.

Climbing the stairs we are bathed in light from the huge window to the side of the stair well also illuminating the landing. Immediately in front of us is the door to the front bedroom and this is a revelation. Anyone accustomed to the meanness of bedrooms in many modern houses will be in for a pleasant surprise. Light and airy thanks to the large picture window this generously proportioned room also offers a charming view out through the trees to the park, where best of all, you don’t have to mow it!

Directly opposite, across the landing, is the family bathroom. With tiled floor and walls for ease and containing a vertical radiator/towel rail, lavatory, hand basin and bath with mains combi powered shower over, this could perhaps benefit from a little refreshing but is perfectly workable and does what it says on the tin.

The larger of the two rear bedrooms is just that. Large. There is a small blanked-off fireplace set into the chimney breast which could be opened up as a feature and enough space to have a party.

The remaining bedroom, or the ‘small one' as it is generally known, makes something of a mockery of this title by bucking the trend and being quite capable of containing a double bed and accompanying furniture if needed. Something not even worth attempting in many modern new build homes.
