Mixed farm with diversification opportunities.

Location

The farm is approximately 1.5 miles to the East of Holsworthy in Devon. This ancient market town is situated amidst the rolling green hills of North Devon. Within the area are the rugged cliffs of the Hartland Peninsula, the sandy beaches of Bude and nearby Widemouth Bay, the South West Coastal Path and fishing and boating on the Tamar and Roadford Lakes. Holsworthy is an ideal central base for visiting Dartmoor, Exmoor and Bodmin Moor. It is planned to become one of the hubs for the Ruby Trail development, offering a network of walks, cycle paths and bridleways connecting to the famous Tarka Trail. Holsworthy has been described as the traditional market town of Devon and still boasts a thriving cattle market. On each Wednesday, there is the popular Pannier Market, where locals mingle with visitors in the busy Market Square. This is the hub of rural life in the town. A variety of small shops cluster around the square, and there are
several inns, cafés and tea rooms nearby. Other popular tourist destinations in the area include Bude, Tintagel, Hartland, and Westward Ho!.

Whilst the farm is surrounded by the peace and tranquillity
of the countryside, there are numerous popular tourist destinations within a 60 minute drive, making this a good
central hub from which to explore the County.

Description

SIMPSON FARM
Currently trading as Simpson Valley Coarse and Trout Fishery, there are four coarse lakes and two trout lakes.

UPPER FUZZY
This 1.5 acre lake offers carp and Pike fishing. This lake is now
well established having been constructed in 1983. It is stocked
with a good head of common, mirror and ghost carp to 30lbs+,
and pike to 25lb+. Other species in the lake include perch, pike, tench, roach, rudd, gudgeon and chub

LOWER FUZZY
This mixed coarse lake covers 1.25 acres and was also constructed in 1983, meaning its surrounding landscape is well
matured. It is stocked with a good head of tench (7lbs+), bream (9lbs+), roach (2lbs+), rudd (2lbs+), crucian carp (1lb+), chub (6lb+), perch (4lbs+) & gudgeon.

JENNY WREN
1.25 acre fly fishing lake. This Trout Masters water is regularly
stocked with rainbow, brown and blue trout, as well as tiger trout. In 2010 the lake was transformed from a carp lake into its current form. Since then the lake has become very productive with fly life, creating a very desirable environment for trout. The use of the lake is restricted to fly fishing only. It is stocked with rainbow trout (2-15lbs), brown trout (1.5-10lbs) blue trout (2-10lbs) and tiger trout (2lb-10lbs+).

SKYLARKS LAKE
1 acre trout fishing lake. Also a Trout Masters Water, it offers any method trout fishing. Stocked with rainbow, brown and blue trout 1lb to 3lb+.

MARTINS LAKE
Commonly used as a beginners, match and pleasure course lake. Stocked with carp (1lb-16lb+), bream (4lb+), tench (4lb+), roach (2lb+), rudd (2lb+), perch (3lb+) and gudgeon.

MALLARD LAKE
2.5 acre clear water lake. Stocked with pike, perch and trout.

THE FARMHOUSE
Situated close to the entrance to the site is a 4 bedroom
detached residential dwelling. This substantial property is in need of a complete refurbishment throughout, but once this has been completed it lends itself to be various uses such as a manager or wardens living accommodation, letting accommodation or a central amenity building for use by lodge owners.

THE BARNS
Adjacent to the residential dwelling are a range of agricultural
buildings, some of which are constructed on stone walls under
pitched tiled roofs. Planning permission has been granted to
re-develop these buildings for an amenity use in association with the lodge development, to include a staff flat. Alternatively, subject to the necessary planning permission being granted, these lend themselves well to being re-developed to create a collection of letting holiday cottages that would compliment the proposed lodge development.

THE LAND
The balance of the land comprises a combination of agricultural
grazing land and woodland.
