DESCRIPTION Stunningly presented throughout and at such great value, the Old School House is laden with treats.

As the name suggests, this house is framed with features, from the Assembly Hall window overlooking the rear garden, the bay window in the sitting room, working fireplaces, gorgeous local stone work throughout, there is a real style to the house that makes it so unique and special.

Currently comprising living room which was originally the school assembly hall and has built in surround sound, which is also in both reception rooms, the kitchen and both bedrooms, and a superb window overlooking the rear garden. At the front is an second reception room with a feature fireplace and bay window which could also be utilised as an additional bedroom should someone require a downstairs bedroom. The kitchen/breakfast room has some integrated appliances including a four ring gas burner and dishwasher. There is space for a washing machine and table and chairs. The ground floor also benefits from a separate cloakroom with plumbing for a shower cubicle and under stairs storage. Upstairs there are two excellent double bedrooms, with lovely views over the Mendips, a small third bedroom, and a family bathroom with a vanity basin, panelled bath with shower over.

Outside there is a generous driveway and wooden shed, with a small gated area leading into a front courtyard, perfect for some colourful outside plants. The sunny rear courtyard is mainly laid to patio and is enclosed by walls and fencing, making it an ideal space for relaxing in the sunshine with alfresco meals and a chilled chardonnay. EPC rating F.

DIRECTIONS Travelling into Shipham from the Cheddar direction, proceed into The Square which is opposite Hansfords and The Penscot Inn. Turn right into Hollow road and the property can be found on the right hand side.

SITUATION Shipham is an Area of Outstanding Natural Beauty (AONB) and a highly sought after village, nestled in the picturesque Somerset countryside. It is well served by first, middle and senior schools and is much sought after by those commuting to Bristol, as it offers all the advantages of rural living with many bridleways and footpaths, including the West Mendip Way which crosses the parish providing ready access to the hills and Mendip plateau, where there are extensive views across the Bristol Channel to the Welsh coast and Brecon Beacons beyond. Indeed, it is very well positioned for local transport links and the M5 motorway which is accessible via junction 20 at Clevedon, junction 21 at St Georges and junction 22 at Edithmead. Village facilities are available, including butcher/stores, garage, public house and further shopping facilities at nearby Winscombe and Cheddar. The new village hall (with its stage, sports hall, function rooms and kitchen) is a popular centre for a broad range of community events and activities for all ages. Private sector schooling is close by at Sidcot and the Downs School at Wraxall is within easy reach, as are Wells Cathedral School and Millfield. In the state sector, Kings of Wessex School ( is nearby and for sports and recreational amenities, Churchill Academy is a drive away. The surrounding area is excellent riding country and is sure to appeal to equestrian enthusiasts and walkers. There is an international airport at Lulsgate and access to the mainline railway station at Yatton.

WE HAVE NOTICED This property has such a lovely blend of old and new, modern in maintenance but with some gorgeous examples of individuality and heritage. Shipham is a lovely village with views, great walks, a local shop/butchers and pub. There are also some restrictions on the traffic which means no big lorries can come into the village and cause chaos. There is a primary school in walking distance and Cheddar and Winscombe in either direction! I love this house, it's got all the ingredients for a happy home, lots of space, parking and a manageable garden ideal for those who just want to enjoy being outside without having to do a lot!!
