Tenure: Share of Freehold

To say this is a LARGE 2 DOUBLE bedroom GROUND FLOOR flat doesn’t do it justice. It is HOMELY with CONSIDERABLE WORKS DONE by the owner. It has 2 BATHROOMS, an office space (or 3rd bedroom) and GARAGE.

This is the perfect time to buy this gorgeous, quirky, spacious flat. The owner has agreed on her forward purchase. She has also done considerable works to the flat. And the block is now managed by Evolve who have undertaken substantial improvements to the grounds including tree management and lighting of the drive.
The works done by the owner include a number of UPVC double glazed windows, reconfiguration to increase the size of the 2nd bedroom, a new kitchen 18months ago including a new Worcester boiler, and a new ensuite bathroom. For a flat, lots of storage space has been achieved.
Off of Queens Park Avenue, you go up an impressive drive to the rear of the property where there is a garage dedicated to the flat was and an extra dedicated parking space. The flat has it’s own front door (and back door), and once inside you can feel how light an airy it is, resultant from the ceiling heights and the large windows.
Directly inside the front door is a space that would like an ideal office, even a 3rd bedroom. Through to the living area, a large room with a fabulous double glazed bay window and original stripped wood flooring. It is open plan to the new (and little used) kitchen. The kitchen has its own utility room, off of which is the family bathroom. Both bedrooms have storage and wardrobe space and main bedroom has a new ensuite shower room.
A delightful flat that thinks it’s a house.

Area Description:
What a great location. Close to the peacefulness of Queens Park Golf Club (great for dog walking), yet less than a minute to the Wessex Way, with at least dual carriageway to the New Forest, Southampton and the UK Motorway Network. It is just over a mile to Bournemouth Railway Station where London is under 2 hours and there is a direct service to Manchester. And just over 3 miles to Bournemouth International Airport, which is fastest growing in the UK. And for those of you from out of the area, neighbouring Poole has a ferry service to France and the Channel Islands. Locally the area has become a major employment hub in the South of England with the headquarters of JP Morgan about a mile away plus Vitality, LV, Sunseeker, Barclays International, Merlin Entertainments and the RNLI all in the Bournemouth and Poole conurbation.

One of the reasons for the popularity of this area is the quality, choice and proximity of the schools. At primary level there is Malmesbury Park, St Clemens & St Johns and Bethany Church of England. All approximately ½ mile from the flat and all Ofsted rated good. At secondary level and less than a mile, Bishop of Winchester (Ofsted good) and the grammar schools, both of which are Ofsted outstanding. One stop down the dual carriageway is Castle Lane home to the famous Castlepoint Shopping Centre which should meet most of your shopping needs. It has lots of major retailers: M&S, Sainsburys, Asda, B&Q, Next, Topshop, JD Sports, H&M as examples. Plus lots of good eateries including Nando's, Frankie and Benny's and Costa.

Bournemouth town centre itself is a fun destination: lots of shops, pubs, eateries and great entertainment: The BIC, The Pavilion Theatre, The Bournemouth Air Show, the summer fireworks plus 7 miles of award winning beaches all the way to the famous Sandbanks and to Poole Harbour, the 2nd largest natural harbour in the world. You can walk to Charminster high street which is well known locally for the quality and diversity of restaurants.

Dorset is rich with sporting venues. Of course the sea: as well as boats, Poole Harbour is a well known hub for windsurfing and kitesurfing. The Purbeck Hills is a destination for cyclists with the Jurassic coast a popular route for walkers. Closer to home you are literally on the doorstep of Queens Park Golf Club. West Hants Tennis Club is 1 ½ miles away. You can walk to BH Live which has a 110 station gym, an 18 metre pool, and over 100 classes each week. Again one stop down the Wessex Way is the Littledown Centre, which is the largest of its type in Dorset with a gym, classes, swimming pool and football facilities. And for the under 5's there is a soft play centre. And Bournemouth Hospital is opposite the Littledown Centre. A really great location.
