Situation - This Lustleigh property is in an elevated location situated in a small hamlet of Pethybridge with thatched cottages. Pethybridge has gained its name from Pethybridge Farmhouse, a thatched 15th Century Devon longhouse opposite the property. Public footpaths to the extensively wooded Lustleigh Cleave, though which the River Wrey runs, are just a few hundred yards from the proeprty; this affords miles of woodland walks and access to high open moor.
Lustleigh is nexstled within the beautiful Wrey Valley. Its unique geography provides a quiet rural setting with easy access to the A38 which is 5 miles away. The small towns of Moretonhampstead and Bovey Tracey are 4 miles distant. Close to the popular Dartmoor village of Lustleigh. This lies in a stunning setting on the eastern edge of the Dartmoor National Park. The thriving village has a strong community with a well-regarded pub, village shop/stores, tea rooms and church. The town of Bovey Tracey (4 miles) has an excellent range of day-to-day amenities whilst the town of Moretonhampstead (5 miles) has a similar range of facilities. Although Pethybridge is set in a very rural unspoilt part of the West Country, nestled in the Wray Valley, the property is only five miles from the A38 which links Plymouth and Cornwall to the south and Exeter and the M5 to the north. Both cities have rail links to London on the Waterloo and Paddington lines.

Description - This south facing property and garden afford stunning and extensive views of distant hills as well as nearer fields with typical Dartmoor granite boulders.

Accommodation - The entrance hall gives access to the triple aspect sitting room with marble fireplace and inset wood burner. The dining room leads through to the modern kitchen which has a vaulted ceiling with exposed timber beams, tiled floor and a range of matching eye and base level units, space for range-style cooker and other appliances. Through the kitchen is a porch with plumbing for washing machine. There is a second sitting room with wood burner and to the rear of this is a large utility room. An inner hallway leads to three double bedrooms and family bathroom. To the rear of the larger sitting room is the master bedroom with a recently installed shower room next to it. Due to the size and layout, the property has, until recently, been used for holiday lets.

Outside - The property is approached via a five bar wooden gate leading up to a parking and turning area giving access to the timber garage. Paths leads up to the property through mainly lawned gardens to the front with a number of well-established flower and shrub beds. There is a side garden with further lawn area and a number of orchard trees. To the rear is a greenhouse and storage shed. Overall the property amounts to approximately half an acre.
Due to its elevated position, there are some splendid views across the hamlet to Dartmoor beyond.

Planning - Under application no. 0637/14 planning has been obtained to convert the loft including a roof extension and rear dormer. Further details available from the agent.

Services - Mains water. Mains electricity. Mains drainage. Oil-fired central heating.

Directions - Please do not use sat nav.
