THE STORY

Blacksmiths Cottage nestles in a quiet corner of the sought-after village of Skillington and from its upper garden captures views out over the rolling, green Lincolnshire countryside. Once the setting for a busy blacksmith's forge, the property is now a characterful village house, complete with a self-contained annexe. "It is a unique home," says one of the current owners. "The original stone part of the property is thought to date back to the 17th century. There is a cottage next door where the blacksmith would have lived, and this is where he would have worked. It was converted in early 2000 and is today a very comfortable and quirky home."

ATTRACTIVE VILLAGE

The four-bedroom home sits beautifully within its surroundings. "We were drawn to the village because it is so attractive: it is peaceful, with lots of limestone buildings," she recalls. "The development was carried out very carefully and is in keeping with the surroundings. The house has a nice feel and is very private." Blacksmith's Cottage was cleverly created to offer bright, versatile living space. "It has features such as a vaulted ceiling in the kitchen dining room and a very large former shop window, where customers would have originally entered," she adds.

INVITING ACCOMMODATION

The main house comprises an entrance hall and cloakroom. There is a modern kitchen with fitted appliances and a good-sized utility room and has a downstairs WC. The heart of the house is the inviting drawing room, with its multi fuel stove and French windows on to a private sun terrace. The annexe includes an open-plan kitchen living room area, as well as a bedroom and en suite shower room. It could be ideal for someone with a relative wishing to live close by while also enjoying some independence. "It has a large bedroom and a kitchen living area with French windows on to a terrace," she says.

VERSATILE LIVING

The arrangement of the rest of the property also provides great flexibility. The master bedroom, which has an en suite bathroom, is at first floor level and offers great privacy. "Then it is almost as if there is another wing to the house," she explains. "This means those living in the main house can have their guests and those in the annexe can have theirs, and everyone can enjoy their own privacy." Downstairs, the single bedroom would be ideal for an older child or teenager or a playroom for its proximity to the kitchen. She adds: "The layout of the house could enable you to use it in all sorts of different ways." In 2014 the owners completed the current renovations which include the porch and annexe. The annexe has been installed with disability friendly light switches and door widths.

IMMACULATE INTERIOR

Blacksmiths Cottage has been carefully maintained and enhanced by the current owners. They have added a new porch, redecorated throughout in Farrow & Ball paint and replaced all the windows and doors. "We have renewed the kitchen, bathrooms and utility room," she says. "We also had bespoke, aluminium lights made for the kitchen." The house has been comfortable to live in, she says. "It is cool in summer and warm in winter. We have a multi-fuel burner, which makes it very cosy." It has been an easy place to welcome friends and family: "We have had some nice family gatherings here - this is a brilliant house at Christmas time, especially with the large kitchen dining area and the drawing room. The driveway is also good because there is space for up to five cars if you have visitors."

BEAUTIFUL SURROUNDINGS

Life at Skillington has also been everything they hoped it would be. "This is a very sociable place, with a village hall where lots of events are organised, and activities, such cycling groups, to take part in," she says. "We have a pub with an excellent chef and are within easy reach of other villages with good schools, a supermarket, shop and Post Office." Grantham, which is approximately six miles away, takes 10 minutes to reach by car and has fast rail links to London; there is beautiful countryside to explore all around them. "There are some beautiful places to walk and cycle in this area," she observes. "We will miss the village and its surroundings when we leave, and we will miss the house itself, which is really one of a kind."

SETTING THE SCENE

Blacksmiths Cottage is set in beautiful grounds, with attractive gardens that have been carefully cultivated by the current owners. There are places for sitting out in the sunshine and the annexe has its own outside space. “We have a lower garden with a lawn and some mature trees and shrubs, and then an upper garden, where there is a summer house,” she says. “From here there are beautiful views out across the fields.” There is a large driveway providing generous off-road parking.
