Distinctive country house with outstanding views only 4 miles away from St Andrews

Location

High Beley is situated around 5 miles south of the historic town of St Andrews, in a stunning setting on top of a hill with absolutely superb views over the surrounding countryside and out to sea.

St Andrews is renowned worldwide as the ‘Home of Golf’. There are now seven golf courses under the management of the St Andrews Links Trust, including the Castle Course which opened in 2008. The world famous Old Course will play host to the British Open Championship in July 2021. Also close by are the two golf courses at The Fairmont St Andrews Hotel, Kingsbarns and the Dukes Courses. The courses at Elie, Crail, Leven and Lundin Links are all within easy reach.

St. Andrews is also well known for its university which is one of the oldest in Britain, founded in 1410. The town provides good state schooling at Madras College and private schooling at St Leonards, and Dundee High School is easily accessible. The town has a good range of shops, hotels, restaurants and recreational and cultural facilities which include a cinema, theatre, swimming pool, golf museum and castle museum.

To the south of St Andrews is the East Neuk of Fife, with a spectacular coastline which boasts fishing villages built around picturesque harbours and sandy unspoilt beaches. Access by rail, road and air is good. Leuchars railway station is on the main Aberdeen to London line and provides a fast link to Dundee and Edinburgh and a sleeper service to London. Edinburgh Airport, with its increasingly wide range of domestic and international flights, is only 50 miles. There is a dual carriageway and motorway connection to Edinburgh from Kirkcaldy (23 miles).

Description

High Beley is a distinctive country house built on the site of a former farmhouse in 1988. The original barn forms the main part of the house with a tower to the side being linked by a joining hallway. The house has traditional Scots features including crow stepped gables, steep pitched tiled roofs and harled outer walls.

Internally the house has a practical layout and is finished to a high standard. The rooms take best advantage of the superb views out to sea. Special features include a central dining hall with a galleried, first floor landing above. The drawing room which features an exposed stone wall and open fire is to one side of this hall with the kitchen, in the heart of the house, to the other side. The kitchen is open plan to the sun room which overlooks the garden. There is a sitting room beyond.

On the first floor is a guest bedroom with an en suite shower room, two further bedrooms and a family bathroom on the other side of the galleried landing. The tower bedroom, on the second floor, has spectacular views in all directions with its own bathroom and dressing room.

The front double doors open out onto to a vestibule with a tiled floor. Off here is a coat cupboard and a separate WC. The dining hall, again, with a tiled floor has French doors which open out onto the garden. There is a galleried landing above here with alcove windows and views across the Fife countryside.

The drawing room has exposed ceiling beams and a raised fireplace within a feature stone wall. An arched window has been created from an original architectural arch dating back to the former farmhouse.

The kitchen has a limestone floor, granite and oak work surfaces, feature wall cupboards and a display glass fronted cabinet. Integrated appliances include a two oven oil fired Aga, Bosch microwave and wall oven. There is also a deep built in larder. Off the kitchen is a utility room in which the Worcester oil fired boiler is kept and there is also plumbing for a washing machine.

In between the kitchen and the sitting room is a fantastic pentagonal sun room with French doors leading out to the garden.

The sitting room has a double aspect view looking out to the driveway and garden. There are wooden ceiling beams and a fireplace with a wood burning stove.

Stairs lead up to a galleried landing overlooking the dining hall and there are windows looking out over the front and back of the house. A corridor which has a linen cupboard and heated airing cupboard leads to bedroom 1 which features a large built in wardrobe.

Next door to bedroom 1 is a bathroom with a bath, shower enclosure, WC, heated towel rail and wash basin. There are panelled walls with a marble basin and matching marble surfaces and surrounds. There is also a built in storage cupboard. Bedroom 2 features three built in wardrobes and fantastic double aspect views.

Bedroom 3 also features a built in wardrobe and an en suite shower room which has a tiled shower, WC, wash basin and heated towel rail. There are tiles, panelled walls and marble surfaces. This bedroom has fantastic triple aspect views.

A unique and impressive feature of this house is the tower room which is currently being used as a bedroom and has windows on three sides. There is an en suite bathroom with Jacuzzi bath, WC, wash basin and shower enclosure. There is also a walk in wardrobe with extensive hanging space.

GARDENS AND GROUNDS

The gardens are arranged to the south of the house with a terrace outside the sun room and extensive lawns. There is privacy created from the hedging which includes various different shrubs including rhododendrons.

To the north of the house there is a tarmac parking area and drive. At the end of the drive and next to the house is a large double garage with electric doors and a separate wooden garden store. There is a paddock off the drive which is enclosed by post and rail fencing.
