It is a privilege to bring to the market a home such as this. When showing people around it is comforting to know that there is nothing for them to criticise and no potential problem that has not already been pre-emptively dealt with.

This fabulous family home is situated in a small backwater of Mancot, conveniently positioned for all the amenities you could ever need yet tucked away from the hurly burly of major roads. To the front is a charming and well kept front garden with a low hedge on the house side for additional privacy.
To the left of this is the broad driveway leading to the detached garage equipped with light and power. Adjacent to the garage is access to the rear garden, again obviously the subject of love and attention. Immediately outside the twin French doors there is a patio area, ideal for the sort of summer we are having currently, as somewhere to relax with a glass or three of something nice and cool. The lawn then leads down to the summer house at the bottom of the garden, with another enclosed area to the back of the garage.

Moving inside the home via the back door it’s a bit special. We find ourselves in a galley style kitchen, which is beautifully equipped and utterly immaculate and then - we turn round. What seemed a compact kitchen is in fact only a small part of the story. The units continue along the wall beneath a picture window and are faced by a large island featuring a breakfast bar to one side. This island, in turn, forms the natural divide between kitchen and a cosy sitting area, with two settees and the aforementioned French doors, making what is in effect one of the most versatile rooms I’ve ever seen. Throughout this room and indeed the rest of this home, the overriding impression is one of sheer quality and good taste but as for here, we all know that the best parties are in the kitchen, so why not be comfortable!

Towards the front of the home, is the lounge. This is a big room, again it’s immaculately presented and with a great deal of light courtesy of the large bay window overlooking the front garden. There is also a feature electric living flame effect fire to supplement the gas central heating and ensure that the obvious comfort promised by this room is never merely an illusion.

Opposite this is an under-stair storage room providing the necessary home for Henry the Hoover and all his chums or, and this is only a thought, the close proximity of the water supply in the adjacent kitchen, could make a downstairs cloakroom a possibility – but please ask a local builder how easily this can be achieved.

The broad hall leads us to the front door and the foot of the stairs, up which we find a large window to the side of the home giving the landing a very light and airy feel. Moving to the front of the home we find the smaller third bedroom. Currently, this room is being used as an office, a role it fulfills very well, it is, however, big enough for a single bed and the necessary furniture.

Adjacent to this is the principal bedroom and here, space is simply not an issue. This is big enough to be called luxurious, easily swallowing a large double bed, chest of drawers, large free standing wardrobe, full length dressing mirror and two bedside cabinets without feeling remotely cramped. The feeling of space is further enhanced by a large bay window in a copy of the lounge below.

To the rear is the other bedroom. Not as large as the front one but still very comfortable and affording views over the rear garden. From this vantage point, we can also inspect the roofs of both the garage and the kitchen extension which appear in excellent condition. This should come as no surprise when we consider the overall condition of the entire house.

Opposite here is a large airing cupboard which also houses the recently renewed gas combi boiler and finally, the bathroom. Here it is hard to believe we aren’t standing in the Plumb Centre. It has that ‘as new’ feel and is immaculately presented, comprising hand basin, lavatory and shaped bath with mains powered shower over and contrasting ceramic tiles to both floor and walls. One wall also sports a vertical heated towel rail come radiator fed via the central heating.
