Tenure: Freehold

This Grade II Listed property is in a beautiful countryside setting that Thomas Hardy himself would recognise from the days he attended the village church. This idyllic setting is only a short drive from the main arterial road to London and access into the County town of Dorchester.

In 1998 Stinsford House was extensively re-developed with the manor being divided into nine private dwellings. The house now has all the benefits of a contemporary, architect designed new-build, within a historic Grade II listed facade.

The property is believed to have been part of the former ballroom and boasts a very grand interior with elegant high ceilings and large, Georgian, floor-to-ceiling sash windows. The accommodation is accessed via a stone pillared gravel driveway with a small rise of carriage steps leading to an entrance door.

Upon entering the property, there is an entrance hall with cloakroom to one side. The sitting room is particularly spacious. The interior is focussed around two large sash windows, which frame the beautiful communal gardens, private garden below and far-reaching views towards Dorchester. Deep sill window-seats and a Hamstone fireplace with Rose feature add to the charm of the room.

A kitchen/breakfast room has French doors which lead out to a delightful raised terrace with steps leading down to the rear garden.

On the first floor there is a large double bedroom with an en-suite and a storage room/wardrobe.

On the lower ground floor there are three bedrooms, bedroom two has an en-suite bathroom and French doors that lead out to the private garden. Bedroom four has built-in wardrobes and shelving, a partly exposed original stone fireplace and a door leading to the front courtyard. Bedroom three also benefits from built-in wardrobes on two walls and a stone mullioned window. There is also a separate shower room suite.

To the rear of the property is a well-manicured garden, laid to lawn, behind box-hedging allowing for privacy and access to the communal grounds.

The house has shared ownership of the beautiful communal gardens which are maintained by the management committee and include a magnificent Plane tree over 200 years old.

A garage and further parking is located a short distance from the property.

Stinsford Village is situated one mile East of Dorchester. The area is surrounded by open countryside with excellent countryside walks along the river, adjacent woodlands and the Frome water meadows which is a Site of Special Scientific Interest. The property is within 20 minutes walking distance of the County town of Dorchester providing an excellent range of shopping, educational, recreational facilities as well as the main line railway stations to London (Waterloo) and Bristol (Templemeads). The A35 provides good access to the Poole/Bournemouth conurbation. The seaside town of Weymouth and heritage coastline is within easy reach and offer superb sailing and water sport facilities.

Stinsford is a quiet hamlet found in a no through road. St Michael's was the local church of novelist and poet Thomas Hardy and he was baptised here. His heart is buried in the churchyard, alongside the grave of his first wife Emma Lavinia Gifford who died in 1912. Stinsford is the original 'Mellstock' of Hardy's novels Under the Greenwood Tree and Jude the Obscure. The churchyard also contains the grave of Poet Laureate Cecil Day-Lewis who died in 1972.
