Situated a matter of yards from the old Mold road through the centre of Buckley and the pedestrianised section containing the precinct, this home could not be more conveniently placed. And what is it they always say on the property programs? Location is everything. Well, in this case, location is not quite everything, as there is more good news to come.

To the front of this neat two bedroom semi detached home is a convenient gravelled parking area and a small porch over the front door. Stepping through the door and into the entrance porch with its quality wood laminate floor, there is a brand new electric box fitted at the end of 2016

Through the glazed inner door and into the lounge with the stairs directly in front of us, we find a comfortably sized room featuring a bay window to the front, which is excellent at maximising the light in the absence of any additional windows to the side of the home. The banisters, which are a feature of the room, have been professionally prepared and undercoated, the choice of top coat colour being left to the incoming buyer. The stairs also offer a useful additional amount of space beneath them. As a further maximisation of space, I would consider putting a TV into this recess which, having seen this technique in other homes of similar size, really does make the room feel bigger….just a thought!

Moving through into the kitchen with its ceramic tiled floor and modern fitted units and worktops we also find the gas combi boiler. Fitted new in January 2015 and serviced annually since, this should see many years of trouble free service. Always reassuring when the winter winds begin to blow…. There is plumbing for a washing machine, an oven and worktop mounted gas hob are fitted and virtually new. A fridge and freezer (not included) stand in the corner of the room but moving these onto the inner wall would free up this corner sufficiently to allow a small table & chairs to take their place, should TV dinners begin to lose their appeal.

Outside the back door there is a maintenance free block paved patio style garden which is a real sun trap and with a side access to the font of the home. A few plants in pots for a splash of colour would make this a delightful place to relax after a long day and a nice chilled glass of something. At the bottom of the garden is a small wooden garden shed, it’s not in the first flush of youth, f I am honest, it could be in need of replacement but weather proof and functional; it’ll do until you get round to it.

Back inside the home and upstairs to the rear facing bathroom. This was completely refitted about 3 years ago as the first project of the current owner and has a ceramic tiled floor with contrasting tiled walls. The suite comprises a hand basin, lavatory and bath with shower over. It is worth noting that this is a power shower running directly from the main via the combi boiler, guaranteeing a proper wetting rather than the feeble dribble offered by some of the lesser electric versions.

Next to here is the second bedroom, this is a bit deceptive, being quite narrow in relation to its length. This gives the impression that it is really only a single room but apparently the previous owners had a double bed in here and found it worked well enough. There is another door on the landing concealing what was once the airing cupboard prior to the installation of the new combi boiler, now offering luxury accommodation for Henry the Hoover and bags of space for linen storage.

Finally, there is the master bedroom. This is a very good sized room, easily swallowing a double bed and a very substantial set of double wardrobes. There is further storage space in a half height cupboard over the stairwell and a large fitted wardrobe in the corner of the room. These currently have the doors removed but this does not detract in any way from the usefulness of the space.
