BARNS for CONVERSION SOUTHWOOD, BALTONSBOROUGH, Nr. GLASTONBURY, BA68PG
(Glastonbury 6 miles north west and Castle Cary station 6½ miles east)

*
Two barns in a quiet rural setting with planning consent for conversion to one home. The property is situated on the edge of a small hamlet in beautiful unspoilt countryside between Castle Cary and Glastonbury.

**
There are 2 adjacent barns with consent to link and form one detached independent barn conversion of about 160 sq.ms (1,720 sq.ft.). The property stands in an orchard paddock with south facing courtyard and garden. In all about three quarters of an acre.

***
Wonderful southerly outlook and views plus access to footpaths through meadows and woodland.

Location
Southwood stands in beautiful countryside and although within just a few miles of the larger villages and towns it is a quiet secluded area on a rarely used lane. There are many footpaths closeby including northwards to the village of Baltonsborough and southwards through meadows, woodland and apple orchards to the river and village of West Lydford.

Description
The property is accessed from a very quiet lane and it's proposed that a driveway will lead in through an orchard paddock to the two barns which are to be linked to form one individual home which will face south into its gardens. This new house has been carefully planned and designed with both wings and the link to face into its sunny south facing courtyard with garden. The proposed building will include a reception hall, cloakroom, a large open plan sitting/dining /kitchen together with a utility room, 3 bedrooms and 2 bathrooms.

****
The link will form a large reception hall with a cloakroom and a door to the courtyard. To the left double doors will open to the 38 ft. sitting/dining/kitchen and it's planned to have 3 sets of folding doors opening to the courtyard which will flood the room with light. There's also a wood burning stove and a door through to a large utility room. To the right of the reception hall is to be a wing formed by the second barn and including 3 bedrooms, a bathroom and an en suite shower room.

Outside
The grounds total about 0.75 acres with an orchard paddock , courtyard and garden.

Planning consent
Planning consent was granted on the 5th June 2017 (Ref: 2017/1171/FUL) for Conversion of two barns to a single dwelling and erection of contemporary link extension. NB The current consent is described above but any buyer can apply for variations on any matter.

Services
Mains water and electricity available and a shared digester private drainage system has been installed in recent years.

About the Area
Southwood is a small rural hamlet about a mile south of the village of Baltonsborough between Glastonbury and Castle Cary. The hamlet is within the parish of Baltonsborough, which has a thriving community with a church, primary school and a pub. Google Baltonsborough for more info. Glastonbury's past and present are linked with the dominant landmark of the Tor. It has been a religious centre throughout history and back into the time of legends. There was a Celtic monastery here by 500 AD, which in the next thousand years evolved into one of England's wealthiest and most influential Abbeys. The town grew up alongside the Abbey and is today a small but thriving town and a major tourist venue. Medieval Glastonbury - designated a conservation area clusters around the rocky ruins of the Abbey.

*****
Castle Cary described by Sir Nikolaus Pevsner the eminent architectural historian, as Somerset's prettiest town, lies in beautiful unspoilt countryside. The town is characterised by period buildings constructed of the distinctive honey coloured stone for which the area is well known. It remains a delightful small market town with a number of traditional shops and boutiques. On the outskirts of Castle Cary is the railway station with its direct line to Paddington (under 2 hours) and the A303 road link is a few miles south. There are excellent state and independent schools in the area including Millfield, Strode College, Wells Cathedral, Hazelgrove, various local primary schools and the Bruton and Sherborne schools.

DIRECTIONS
From the Greyhound pub in the middle of Baltonsborough go southwards for a mile and turn left towards Southwood. Enter the hamlet and take the last right (signposted Old Farm & Bridleway).
